OUTSIDE
The cottage enjoys access to approximately 5 acres (2.02 ha) of mature, attractive gardens and grounds, including an apple orchard, which are maintained by the landlord’s gardener. The tenant may use the greenhouse and vegetable patch, subject to taking responsibility for the care of their own plants. The garden also features its own woodland, providing a lovely backdrop, with a stream running through it that can be crossed via a bridge.
A garden room offers excellent home office space and benefits from its own shower room. Tenants may also use the outdoor gym room, at their own risk, which includes free weights, cycling, rowing and running machines, and is climate controlled.

MAINTENANCE
The tenant will be responsible for maintaining the interior of the house. The landlord will have the garden maintained and be responsible for exterior and the structure of the house.
TENANCY DEPOSIT
A deposit the equivalent to 5 weeks’ rent will be payable prior to the commencement of the tenancy. This will be held by RH & RW Clutton and protected with the Tenancy Deposit Scheme (TDS). The deposit will be refunded at the end of the tenancy, subject to the property being given up in a satisfactory condition and with no rent arrears or outstanding charges for which the tenant is responsible. The deposit may not be used in lieu of rent by the tenant.
