Tenancy Agreement

An Assured Periodic Tenancy Agreement must be signed by all tenants. (A tenant is any person over the age of eighteen years who will be residing in the property on a permanent basis). Anyone entering into this agreement must understand it is legally binding and be aware of the responsibilities and liabilities involved.

Holding Deposit

A holding deposit of one week's rent (£346.00) is payable to reserve this property. The deadline for entering into a tenancy agreement is 15 calendar days from receipt of the holding deposit, unless a different deadline is agreed in writing. If a tenancy is entered into, the holding deposit will be deducted from the first month's rent.
The holding deposit will be retained where a tenant or guarantor (a) provides false or misleading information which materially affects their suitability to rent the property or (b) fails a Right to Rent check or (c) withdraws from the proposed tenancy; or (d) fails to take all reasonable steps to enter into the tenancy agreement before the deadline — for example, failing to provide information reasonably required to support the application.
If we withdraw from the proposed tenancy for reasons unrelated to the above, the holding deposit will be refunded in full within 7 calendar days.

Security Deposit

A security deposit of £1730.00 is payable. This is equivalent to five weeks’ rent. This covers damages or defaults on the part of the tenant during the tenancy and must be paid by bank transfer before the tenancy is executed.

Fees for tenancy changes

Where a tenant requests a change to the tenancy agreement, for example, adding or removing a permitted occupier, a charge of £50 towards the work involved in updating the agreement is payable.

Payments if a tenant wants to end a tenancy early

If a tenant requests to leave a tenancy before they are entitled to do so, or without giving the required notice, the tenant may remain liable for rent and other contractual obligations until the tenancy legally ends.
Any payment required from the tenant will not exceed the financial loss reasonably suffered by the landlord and will not exceed the amount of rent that would have been payable had the tenancy continued for the required notice period.

Unpaid Rent

Interest is charged at 3% above the Bank of England Base Rate from Rent Due Date until paid in order to pursue non-payment of rent. Please Note: This will not be levied until the rent is more than 14 days in arrears.

Lost Keys or other Security Devices

Tenants are liable to the actual cost of replacing any lost key(s) or other security device(s). If the loss results in locks needing to be changed, the actual costs of a locksmith, new lock and replacement keys for the tenant, landlord or any other persons requiring keys, will be charged to the tenant. If extra costs are incurred there will be a charge of £15 per hour (inc. VAT) for the time taken replacing lost keys or other security devices.
