Description

Casa Caio is a stunning and unusual three-storey apartment ideally located in a quiet but central street in the historic centre of Arpino, a moment's walk from town's main piazza and the Corso. Thanks to its central location, all essential amenities-including pharmacies, banks, cafés, restaurants, and local shops-are within easy reach. Just a few steps from the property stands the Roman Eagle Fountain, one of Arpino's most iconic landmarks.

After passing through a shared entrance, you arrive at the first level, which features a charming small covered internal courtyard, from which a staircase leads to the two upper floors. This bright and exclusive space could be beautifully furnished as an outdoor sitting area, creating a charming private retreat.

The main floor has an impressive loft-style living area with a spacious open-plan lounge, exposed wooden beam ceilings, and French doors opening onto two generous balconies. This bright and welcoming space has been designed to accommodate the kitchen of your choice, allowing you to create the perfect heart of the home.

From the living area, you can access two separate sleeping quarters. One consists of a master bedroom with an en-suite bathroom, while the other includes two bedrooms sharing a family bathroom.

Thanks to the symmetrical layout of the sleeping areas and the possibility of installing two kitchens in the living space, the property is also ideally suited to operate as a guest house or B&B.

The top floor is accessed via an elegant wrought-iron spiral staircase. This spacious and sun-filled level has been designed as a leisure and entertaining area, complete with provisions for a covered kitchenette and plumbing connections for bathroom facilities/jacuzzi. To complete this exceptional living space, a lightweight structure will be installed to create a private rooftop solarium.

Finishes

The property will be delivered fully renovated and completed, including:

Flooring throughout the loft and attic levels;
Underfloor heating system;
Air conditioning preparation (pre-installation only);
Masonry work for the kitchen;
Fully finished bathrooms;
Interior painting and finishes selected by the developer.

Arpino and the Ciociaria Region

Arpino is one of Lazio's most fascinating historic hill towns, located in the province of Frosinone, in the heart of the ancient region known as Ciociaria. Sitting approximately 600 metres (1,970 ft) above sea level, the town boasts an extraordinary history dating back thousands of years. It was first inhabited by the Oscans, later by the Volsci, and eventually became an important Roman settlement.

Arpino is best known as the birthplace of Marcus Tullius Cicero, one of Ancient Rome's greatest statesmen, philosophers, and orators.

The town preserves remarkable historical treasures, including:

the ancient Civitavecchia Acropolis with its unique pointed arch gateway, one of the few of its kind in Italy;
impressive Cyclopean (megalithic) walls;
beautifully preserved medieval churches, noble palaces, and picturesque streets.

Discover the Ciociaria

The Ciociaria is a historic and cultural region of southern Lazio. Although it is not an official administrative district, it possesses a strong local identity and rich traditions. The name derives from the cioce, the traditional leather sandals once worn by local shepherds and farmers.

The region offers visitors an authentic Italian experience, combining ancient Roman and medieval heritage, fortified hilltop villages, centuries-old traditions, spectacular mountain scenery, and the beautiful landscapes of the Comino Valley and the Ernici Mountains.

The Roman Eagle Fountain

One of Arpino's most recognisable monuments is the Roman Eagle Fountain. Its coat of arms depicts an eagle preparing for flight between two towers, beneath which flows a river. Above appears the Latin motto:

"Hinc ad Imperium" - "From here to the Empire."

Documented since the 17th century, the emblem has two traditional interpretations.

According to the first, the two towers represent Arpino's two most illustrious sons-Cicero and Gaius Marius-both celebrated defenders of the Roman Republic, from which the Roman Empire later emerged, symbolised by the eagle. The river is identified with the nearby Fibreno River.

The second interpretation identifies the towers with the ancient hill settlements of Civitavecchia and Civita Falconara, considered the earliest inhabited centres of Arpino. The river represents the Reviéte stream, while the eagle recalls the military emblem introduced by Gaius Marius as the standard of the Roman legions.
