Description

The Sellers View
One of the things we've loved most about living in Gilbert Close is the real sense of community. We've been lucky to have wonderful neighbours who genuinely look out for one another. We even have a neighbourhood WhatsApp group to keep everyone updated, take in parcels and help each other out. It's a friendly place where people genuinely care, which is becoming increasingly rare.

The location has been brilliant for us. Sitting between Reading and Newbury, with bus stops nearby and the M4 just a few minutes away, it's ideal whether you're commuting, shopping or heading out for the weekend. We also love making the most of the local countryside, especially walks along the Kennet and Avon Canal followed by tea and cake at the Aldermaston Tea Rooms.

This has been the perfect home to start our family. We've celebrated birthdays, Christmases and countless everyday moments here, and one of our favourite memories is watching the boys excitedly spot foxes and rabbits from their bedroom window. As our family grows, we need a little more space, but we'll always look back on our time here with great affection and hope the next owners create just as many happy memories as we have.

The Agents View
Built in 2019 and beautifully presented throughout, this modern two bedroom home is ideal for first time buyers, young families or anyone looking for a low maintenance property in the well connected village of Padworth.

The ground floor has been designed with modern living in mind. Underfloor heating runs throughout the open plan layout, creating a warm and comfortable space that's perfect for everyday life as well as entertaining. The kitchen and downstairs WC sit at the front of the home, while the living area enjoys views over the garden, complete with a useful understairs storage cupboard and double doors opening outside.

For a two bedroom home, the garden is a real bonus. It enjoys a sunny south easterly aspect, side access and a good degree of privacy, with only the neighbouring terraces overlooking the space.

Upstairs, you'll find two generous double bedrooms, both with built in wardrobes. The principal bedroom also benefits from a stylish en suite shower room, while the family bathroom is finished to the same high standard found throughout the home.

Practicality is just as impressive. There are two allocated parking spaces directly opposite the property, an air source heat pump provides efficient electric heating, and the home boasts an excellent EPC rating of B, helping to keep running costs lower while offering a more energy efficient way of living.

The Area View
Gilbert Close is situated in the popular Berkshire village of Padworth, offering the perfect balance between countryside living and excellent connectivity. Whether you're commuting, working from home or simply looking for a quieter pace of life without feeling isolated, this location offers the best of both worlds.

Reading and Newbury are both within easy reach, while the M4 and nearby train stations at Aldermaston and Theale provide convenient links to London, Bristol and beyond. Regular bus services also run nearby, making day to day travel straightforward.

For those who enjoy the outdoors, there are plenty of scenic walks on your doorstep, including the Kennet and Avon Canal, nearby woodland and open countryside. Local favourites such as the Aldermaston Tea Rooms and a selection of traditional country pubs are all close by, making it easy to enjoy everything the surrounding area has to offer.

Families are well catered for with a choice of well regarded schools nearby, while everyday essentials are within easy reach in both Tadley, Theale and Calcot. Larger shopping, dining and leisure facilities can be found in Reading and Newbury, both just a short drive away.

If you're searching for a modern home in Padworth that combines village surroundings with excellent access to Reading, Newbury and the M4 corridor, Gilbert Close is a location that's hard to beat.
