The communal areas of The Gessner have been designed in collaboration with Fettle. The London-LA design studio is behind some of the world’s best-loved hospitality spaces, from Moncks of Dover Street to Hoxton hotels in Rome and Portland. You’ll find that same design flair in every detail of The Gessner, from the oak architraves that surround Crittall-style doors to solid timber flooring milled in Wales.
The spacious, air-conditioned gym on the ground floor is well stocked with state-of-the-art TechnoGym equipment, so forget queuing for a lone treadmill or rummaging for the right free weights. A custom mirror runs the length of a wall for those quick form checks and the hospitality-level light control system sets the mood for classes.
On the same floor is a dedicated workspace for residents. Furnished with a mix of vintage and custom pieces, it’s a plush but practical spot with plug sockets just where you want them. My Experience Living at The Gessner
The aesthetics of the development are what initially drew my attention. As a graphic designer, I really appreciate spaces that look and feel well designed. I value living somewhere that feels like home, even though it’s a rental, and The Gessner has definitely offered that.
As someone who works hybrid, I spend a fair amount of time at home, so having access to communal spaces is a real benefit. It gives me the option to work outside my own flat without having to leave the building, which I really value.
The location is also one of the best I’ve lived in so far. At first, I thought Tottenham Hale seemed quite far out on the map, but I was surprised by how quickly you can commute into central London. I’ve officially become a Victoria line fan because there are fewer stops and the journey is so quick. Having the train station and national coach stop just outside the building is also extremely convenient, especially when travelling to Stansted Airport.
Please tell us about the good and bad aspects of living in your local area:
I’ve really enjoyed living in the local area, more than I initially expected. I haven’t had any major issues in the past two years. The commute is great, and it’s convenient being close to the retail park for essential shops. I also really enjoy the walks and views around the Wetlands/Reservoirs, as well as having places like the Ferry Boat Inn pub nearby.
The only real downside is that Tottenham Hale station can get very busy during events at Tottenham Hotspur Stadium.
How has the building management responded to any problems or issues you have raised:
Yes, building management has responded to issues I’ve raised, but the response time can vary. Sometimes things are dealt with within a couple of hours, while other times it can take a few days before anything is actioned.
Overall, they do respond, but more consistent follow-up and clearer timelines would make the experience better.
Please share one thing (or more) which you wish you had known before you moved in:
I wish I had known that most of the communal areas close at 11pm, apart from the gym. As residents, we all have fobs, so it would be great to have access to these spaces later, especially considering the rent and the fact that they are part of what makes the development appealing.
This is particularly relevant during the summer months, when it stays light until late and it would be nice to enjoy the communal areas for longer in the evenings.

Design and facilities are well maintained, management is attentive and supportive. When ever there is an issue, they take no time on solving it. The common areas give the tenants plenty of room to relax, exercice and/or work. Connections to public transport and Stansted airport is ideal, only 30 min to central London every 4 min.

Living un this development is comfortable and safe, well connected and plenty of amenities. Communal areas are well maintained and enjoyable

We had issues with the laundry machine, this was sorted within 2 weeks, but another equipment was accessible in the mean time.

Lea valley park is a great green area to walk around or exercice.

Beautiful modern design with convenient access to Central London.
I very much like the design and facilities. I also like having our own little quiet coffee shop in the building that helps to relax. The only downside is being noisy when the windows are open! And not having air conditioning in the flats, which makes it difficult to stay inside on warm summer days!

What I love about our place is 1) very close to an underground station, making the daily commute as a student to central London very easy! 2- having access to a variety of shops.

Perfect place to live in Tottenham
Beautiful facilities and it's always clean and well maintained. The staff are always adding new things and keeping this place exciting. The different rooms in the building are so well looked after and I feel so fancy living here. The gym is my personal favourite.

Fantastic facilities and lots of great shops nearby. Perfect transport links too. I think that there's lots of beautiful places nearby to visit.
How has the building management responded to any problems or issues you have raised:
Yes. We weren't able to understand the temperature monitor in our flat but the management helped very quickly

Neighbours are quiet so you shouldn't expect to make friends but the facilities are great regardless.

Nice place to live in
Property management team is very nice, polite and prompt. There are many resident engagement events too for people who want to get involved. The common spaces for hire are a nice option to have (although they can be a bit expensive). Overall home design is good.

Transport links are very convenient. I dislike the lack of high end grocery stores and restaurants close by.
