Description

A detached four-bedroom home near the Badminton Estate with excellent garden space, parking, and glorious countryside views

Description

Situated amongst the beautiful rolling countryside of South Gloucestershire, Woodland House is ideally positioned for enjoying country life, with gorgeous views and plenty of footpaths on the doorstep. The house is also fantastically well connected with the M4 3.2 miles distant while Bath and Bristol are easily commutable, and Yate station is 5.6 miles away with trains to London Paddington in just over two hours. The house was built in the latter part of the 19th century as two cottages which were later converted into one house in the 1960s. The property was further extended in the 1970s and, in more recent years, has been extensively updated by the vendor including electrics, plumbing and redecoration.

The Cotswold stone exterior conceals attractively presented interiors decorated in a traditional country style, complementing the rural setting. Further character details include the stone-framed windows, exposed beams and stone walls, and a fireplace with wood-burning stove. A particular highlight is the kitchen, which is presented in a farmhouse style designed to the exacting specifications of the vendors, with generous cabinetry, a cosy breakfast nook and a stunning AGA, all in shades of cornflower blue complemented by quartz surfaces and flagstone floors. Adjoining the kitchen is the formal dining room and then, accessed via French doors, is the south-facing conservatory which has superb views over the gardens and beyond. The relaxed sitting room is at the heart of the home and is well equipped for both entertaining and relaxing. There is also a utility/boot room and a separate staircase to the self-contained guest bedroom suite.

There are two elements to the first floor: three of the bedrooms, including the principal bedroom and its en suite bathroom, an en suite guest bedroom and the fourth bedroom, which is currently used as an office, are situated together in the main part of the house. At the eastern end there is a further double bedroom and en suite shower room which is accessed via its own staircase. All of the bedrooms have a south-facing aspect and as such enjoy good natural light and elevated countryside views.

Woodland House enjoys an idyllic setting between the Lyegrove and Badminton estates, surrounded on all sides by open countryside over which there are lovely, far-reaching views. The house is approached over a gravel driveway, with tall gates opening to an expansive parking area to the side of the property that extends around to the rear. Here there is an attached garage providing additional covered parking. The rear gardens face south and are the highlight of the outside space, bordered to the east by an area of woodland. A paved elevated terrace sits within a low wall enjoying elevated views over the fields behind the home. Steps lead down to a partly walled garden, made colourful by established borders, mature shrubs and small trees. A dry-stone wall to the southerly boundary forms and unobtrusive conclusion, allowing beautiful unobstructed views.

Location

Lyegrove occupies a fine rural setting in South Gloucestershire, two miles from the Badminton Estate which hosts the world-famous Badminton Horse Trials, RHS Badminton Flower Show and a diverse range of other events. There are many charming pubs in the local area, while the nearby town of Chipping Sodbury (3.5 miles) offers a good selection of shops and services. The larger centres of Tetbury, Malmesbury, Bristol and Bath provide more comprehensive shopping facilities, theatres and leisure facilities. The railway stations at Yate, Chippenham, Bristol Parkway and Bath are all under 15 miles away providing fast rail services to Paddington.

The house is exceptionally well placed for communications to the motorway network with the M4 (Junction 18) only about 3.2 miles away providing fast access to Bristol and London and the M5 giving easy access to Birmingham and the Midlands.

There is a good choice of private and state schools in the area including Malmesbury, Westonbirt, Beaudesert Park and the Cheltenham Colleges.

Nearby is the world-famous National Arboretum at Westonbirt which covers 600 acres and boasts one of the most varied specimen collections in Europe as well as some 17 miles of trails. Other recreational opportunities include golf at Westonbirt and Minchinhampton, sailing at the Cotswold Lakes, motor racing at the Castle Combe circuit, horseracing at Cheltenham, polo at Cirencester and Beaufort polo clubs and horse trials at Badminton and Cirencester Park.
