Description
12 Woodlands Avenue is a well-proportioned two bedroom cedar clad bungalow set in delightful mature gardens, backing on to the town’s Barhill Wood. The welcoming accommodation includes a good-sized sitting room with a log burner set in an attractive fireplace, which has been regularly swept and provides extra warmth on those chilly winter evenings. A large kitchen is fitted with a range of modern floor and wall units and has a large pantry cupboard which is also home to the central heating boiler. Leading out from the kitchen is the impressive conservatory with cathedral style windows to the rear. The current owner has recently replaced the roof, extending its life and providing a touch of shade, as well as having it insulated. It is an ideal space for entertaining and enjoying the garden. A most useful sun room sits to the side of the kitchen and gives access to both the back and side gardens. It is a versatile space which can be used as a boot room and sheltered access to the house for unloading shopping, deliveries etc. Two double bedrooms and a bathroom with both bath and separate shower, complete the accommodation.
Outside, a garage ( 5.44m x 3.05m ) has power and light. The current owner has replaced the up-and-over door with a pedestrian access door but this has been done in such a way that a garage door can easily be re-instated. Adjacent to this is a car port.

Garden
A driveway leads from Woodlands Avenue and ends in front of the garage. There is ample parking for two cars, with additional parking available on the street if necessary. The front garden is filled with a range of colourful mature plants and trees set within and around a small lawn. To the rear is a further area of lawn surrounded by mature trees and shrubs including an impressive red acer. A timber summer house sits elevated above the rear garden, backed by the wood, and is a lovely place to sit and enjoy a glass of something chilled on a warm summer evening. A gravel area sits outside the sunporch and leads to a further area containing the log shed. The current owner has laid slate chips here to control weeds, but it could easily be re-instated to its former use as a vegetable patch and is an ideal location to place some raised beds.
The garden has regular visits from wildlife, including red squirrels, woodpeckers, deer and hedgehogs, as well as the usual garden birds.
