Substandard Service at a Premium Price

I cannot recommend Uhaus due to persistent mismanagement and high costs. For the premium price, the service falls significantly below acceptable standards. Operations Since moving in, 25% of the elevators have been consistently out of service. This creates massive bottlenecks, with wait times exceeding 10 minutes during peak hours. The problem is exacerbated by high foot traffic between floors, making daily commutes frustrating. The rubbish chute also clogs on a weekly basis. Rather than addressing the underlying infrastructure, management issues threatening mass emails. Most recently, the chute was out of order for nearly two weeks, requiring residents to carry waste to the lobby. Consequently, many left refuse in the hallways, leading to a foul odor throughout the building. Management’s focus is equally misplaced; they appear to prioritize nitpicking residents via CCTV over fixing these core issues. I recently received a warning for disposing of a box that fit perfectly and caused no blockage—it is clear they spend more time monitoring cameras for minor infractions than they do maintaining the building. Additionally, the smell of cannabis frequently filters through the vents, which is a major concern for anyone with children or respiratory issues. Security & Privacy Security is largely ineffective and selectively enforced. I frequently observe non-residents "tailgating" into secure areas in plain sight of the front desk staff, who rarely intervene. It is ironic that management uses CCTV to track rubbish disposal while failing to address these blatant security breaches. Furthermore, management has compromised resident privacy by sending mass emails where every resident's email address is visible in the "To" field, showing a blatant disregard for basic data privacy. Amenities The "bookable" co-working spaces are virtually unusable. The reservation system is ignored by residents and unenforced by management, making it impossible to utilize the space as intended. These areas are often loud and disruptive, which is a significant issue if you need a professional environment for important meetings or calls. To add to the frustration, the property has been experiencing frequent intermittent internet outages recently. The general culture here is one of total inconsideration for shared spaces and rules. Unless you are comfortable paying a premium for substandard service, poor security, and constant maintenance failures, I strongly advise looking elsewhere.

A Lively, Welcoming Community with Incredible Views and a Great Vibe

The building has a brilliant, high-energy social vibe that makes it feel welcoming the second you walk through the doors. The flat layouts are incredibly well thought out, with an open-plan kitchen and living setup that is perfect for hosting friends before going out. The standout facilities are definitely the private dining room you can hire and the rooftop terrace space, which gives you amazing views over the city.

Fantastic building but would love some more male centric events.

Overall we love living at UHAUS with lots to be desired and for the price you pay with bills included this is in line with that you would expect to pay for this development. However I would say as a male, I would highly recommend that UHaus put on some events that cater towards a male audience e.g. quizzes, something sports/gaming/movie themed or maybe a talk/taster evening with one of the amazing local Manchester breweries as there as lots of activities and events aimed at women e.g. painting/crafts, makeup tutorials etc in which my partner has met friends within the building but there has yet to be anything where I’ve been able to meet males in the building in a social setting so that would be one slight critisism.

Very modern inside and out. Great appliances and set up in the apartment, apartment was very clean when I moved in with all furniture In good condition. The mattress is not that comfortable though a little to soft! Other than that it's okay. Happy with set up.

Unreal views, great study spaces and 10/10 management

I've been living here for a bit now and honestly, the setup is brilliant. The flats are super modern with massive windows, so you never feel boxed in. The communal areas are the biggest selling point—the study spaces are perfect for getting your head down into coursework, and the views from the top-floor bar are unreal when having mates over.
