Description

“A neutral colour palette complements this apartment’s sense of light and flow”

This refined two-bedroom apartment lies on the first floor of a handsome brick-fronted 1860s Victorian townhouse, in Lower Clapton. Refurbished by Tonn Architecture, a neutral colour palette amplifies the abundant natural light drawn in through tall sash windows and complements a wealth of elegant, retained period features. The apartment has access to a private garden and is brilliantly located next to Hackney Downs Park and its fantastic array of local amenities.

The Tour

The home occupies a wonderfully private position, distanced from the road by a tall, established privet hedge. Entry is via a communal hallway on the ground floor, with elegant parquet flooring fronting a staircase that rises to the first-floor apartment.

The door opens to an entrance hall that anchors the rest of the plan, currently configured as two bedrooms, a bathroom, and a living and kitchen area. To the right, floorboards run through to a crisp white living room that adjoins the kitchen. Tall ceilings and double-glazed timber sash windows lend an incredibly bright space, with afternoon light drawn in from the western elevation. A refined, minimalist composition defines the kitchen, where pale Silestone worktops are paired with brushed stainless-steel, softened by the natural warmth of timber underfoot. There is an abundance of storage space, both within the kitchen cabinetry and in the form of a large built-in cabinet in the hallway, making excellent use of space within the apartment.

At the back of the plan are the two bedrooms. A short set of steps descends to the principal bedroom, where the palette is a soothing white that complements serene views over a mature fig tree, and the double bed is bordered by fitted mirrored wardrobes for additional storage.

The second bedroom is currently arranged as a study and has been finished with Farrow & Ball's ‘Duck Green’, a thoughtful nod to the garden beyond. Next door, a large bathroom showcases exposed plaster walls set against smooth porcelain flooring underfoot, lending a surprisingly tactile material palette. Bespoke joinery by Valchromat and plenty of integrated storage complete the room.

Outdoor Space

The apartment has a large private garden to the rear, accessed through a timber gate to the side of the building. Mature lime trees and an established silver birch form a natural canopy, while a carpet of bluebells, ornamental shrubs, and spring flowers has been planted to calming effect. A stone-pebbled area provides ample space for outdoor dining, enclosed by new timber fences and reclaimed brick walls.

The garden is both restorative and productive, with a greenhouse for growing vegetables and mature fruit trees, such as apple and plum. A combination of a jasmine, honeysuckle plant and large lemon verbena create a beautiful scent in the warmer months.

The Area

Cricketfield Road is conveniently positioned between Hackney Downs, one of
Hackney’s largest open spaces, and Chatsworth Road. Nearby is Hackney
Marshes, which leads on to Walthamstow Wetlands, the largest urban wetland
nature reserve in Europe.

There are many exciting restaurants close by, including Uchi, Mambow, My Neighbours the Dumplings and Lucky & Joy, as well as the legendary wine bar 107, formerly known as P. Franco. On nearby Chatsworth Road, there is an almost endless selection of independent shops, cafes and restaurants, including specialist
supplier L’epicerie 56. Stone Bros is excellent for coffee, and there is a weekly
food market on Sundays. Neighbourhood gem, The Castle Cinema, is
independently crowdfunded and screens features, as well as classic and
contemporary arthouse films.

Hackney Central and Hackney Downs stations are an easy walk away for
Overground lines to Stratford, Highbury & Islington and Liverpool Street in
under 10 minutes. The 56 bus runs directly to Dalston, Angel and Barbican
from Cricketfield Road.
