Description

The Sellers View
When we relocated from Scotland in 2008, we bought this home off plan and immediately knew it was the right move for our family. The position was what sold it to us. We loved the open outlook to the front, the generous parking and being tucked away in a quieter corner of Rotary Way, Thatcham, while still being within an easy walk of Thatcham train station, Thatcham Broadway and the local schools.

Over the past 18 years this has become so much more than just a house. We've been lucky to have wonderful neighbours, many of whom have lived here just as long as we have, creating a genuine sense of community that's becoming harder to find.

If there's one thing we'll miss most, it's the garden. It enjoys the afternoon and evening sun thanks to its west facing aspect and has been the backdrop for countless family celebrations, barbecues and special occasions over the years. During the warmer months it really feels like another room of the house, giving us somewhere to relax, entertain and make memories together.

One of the biggest surprises after moving in was just how spacious the house feels. From the outside you don't quite appreciate the size, but every bedroom is genuinely generous. The main bedroom comfortably accommodates a super king bed, while two of the remaining bedrooms have easily fitted double beds and desks, giving everyone their own space as our family has grown.

After 18 very happy years, we hope the next owners enjoy this wonderful family home in Thatcham just as much as we have.

Ollies View
Some homes are impressive because they've been extended. Others simply get the original design right. For me, this four bedroom family home in Thatcham falls firmly into the second category.

From the moment I walked through the door it was obvious why the current owners have happily stayed here for nearly two decades. The layout is practical, the rooms are genuinely spacious and everything flows exactly as you'd want it to for modern family life.

The heart of the home is the open plan living, dining and kitchen space, which naturally becomes the place where everyone comes together. Whether it's busy weekday mornings, helping with homework around the dining table or entertaining friends at the weekend, it's a layout that adapts brilliantly to everyday life. The adjoining conservatory adds even more flexibility and creates a seamless connection between the house and the garden.

The west facing rear garden is one of my favourite parts of the property. Beautifully landscaped and designed to be easy to maintain, it's somewhere you'll naturally spend as much time outside as inside during the warmer months. The covered seating area, complete with heaters, means the entertaining doesn't have to stop when the sun goes down, while the charming summer house provides the perfect place to escape into the shade with a drink and a good book.

The first floor offers three impressively sized bedrooms. Both doubles include built in wardrobes, while the fourth bedroom is much larger than you'd normally expect, comfortably working as a generous single or small double. The family bathroom is also located on this floor.

The entire second floor is dedicated to the principal suite and, for me, it's one of the standout features of this home. The bedroom comfortably accommodates a super king bed, there are three built in wardrobes providing excellent storage and the en suite is far larger than I expected when I first viewed the property, making it feel like a genuine main bedroom retreat.

Practicality continues outside with a single garage, parking directly in front, plus two further driveway spaces at the front of the property. Buyers will also appreciate the recently installed boiler and hot water cylinder, both replaced in January 2026, providing added peace of mind for years to come. Plus the home had new carpets fitted throughout in March of 2026.

Overall, this is an immaculately presented family home that offers considerably more space than first impressions suggest. It's easy to understand why the current owners have loved living here for the last 18 years.

The Area View
Rotary Way in Thatcham enjoys a fantastic position on one of the town's most popular modern developments, offering the perfect balance between family living and commuter convenience.

For families, it's hard to imagine a more practical location. Francis Baily Primary School, Kennet School and several local parks are all within comfortable walking distance, making school runs and weekend adventures refreshingly easy. The quiet residential setting also creates a real sense of community, something reflected by the number of families who have chosen to stay here for many years.

For commuters, Thatcham railway station is only a short walk away, with regular services to Reading, Newbury and London Paddington, while the nearby A4 and M4 Junction 13 provide excellent road connections across Berkshire and beyond.

Everyday convenience is another major advantage. Thatcham Broadway offers supermarkets, cafés, independent shops, restaurants and other essential amenities, all within walking distance, meaning many day to day errands can be done without needing the car.

If you enjoy spending time outdoors, you'll be spoilt for choice. The Nature Discovery Centre, Lower Way Lake, the Kennet & Avon Canal and the open countryside around Greenham Common are all just a few minutes away, providing fantastic opportunities for walking, cycling and enjoying the Berkshire countryside.

One of the things I like most about Rotary Way is how well connected it feels without ever feeling busy. Whether you're looking for a spacious family home close to excellent schools, a property within walking distance of Thatcham train station or somewhere with easy access to Reading, Newbury and the M4, this location continues to be one of the area's most desirable places to put down roots.
