Description

Well, this is a bit nice! A two floored, two double bedroom Victorian conversion apartment of 843 square feet, incorporating a deftly-done zinc-clad loft extension (David Money Architects), in a hot little Brockley spot which sets you close to New Cross and Nunhead, too. You are just a few minutes from Brockley Station (for regular and Windrush line services).

You share a main front door and your own front door is on the first floor. From the landing on the second floor you have your sash-windowed double bedrooms to front and back. Both are over 12 feet by over 11 feet. Ceilings are high.

A modern shower room completes the floor, and this has a built-in floor-to-ceiling plumbed utility cupboard.

Your top floor tidily and tastefully delivers a bountiful open-plan space for seating, dining and cooking. Cool custom-made kitchen base units are teamed with a stainless steel splash back. A built-in ply banquette gives you storage as well as seating. Further welcome features include exposed steelwork and brickwork, and a duo of Velux windows. Our ‘best bit’ though is the huge lateral west-facing window spanning the room’s entire width. This slides open to vistas of treetops and Victorian terraces on neighbouring streets.

Very handily, you are a brief stroll from Brockley Station: Fare Zone 2 and on the Overground network, too. The area by the station has been recently pedestrianised and the cafes here pleasingly spill into the street, giving it a warm European feel.

Central Brockley is such a short stroll, for more cafes, restaurants and bars (which are independent in the main), and the wonderful &osteo fitness studio and therapy rooms. We like Tai, Parlez, Brickfields, Brockley Brewery, Sundae and Browns of Brockley as just some examples. Ellary’s is a top spot too, on Harefield Road (wine, small plates).

Nunhead with its high street and village vibes is also close. Here we rate BAR D4100, Ayres bakery, Mother Superior and El Vermut bottle shops (with tables too), The Pyrotechnist’s Arms and FC Soper wet fish shop.

We’re big fans of New Cross’s centre as well, with its pretty, historical buildings, and decent pubs and eateries - including The Rose Inn, The Earl of Derby, The Amersham Arms, Cup.phobun and Meze Mangal. Thanks largely to Goldsmiths University, New Cross attracts a cool crowd and even has its own contemporary art gallery: Goldsmiths CCA.

Deptford High Street and Broadway are also local, for an array of bars, cafes and restaurants - in Deptford Market Yard and on the high street itself (Jazu is ace, and there is a new TOAD bakery). And hip Peckham is also easily-reached for more options - some of our favourite SE15 spots are Peckham Bazaar, Levan, Forza Wine, The Begging Bowl, Ganapati, Peckham Levels and The Bussey Building.

For park-life... you've got Telegraph Hill's pretty Victorian ones (with views) close by. Telegraph Hill Upper Park is very popular on NYE for the panoramic views of London and the fireworks. Hilly Fields and Ladywell Fields and Nunhead Cemetery are also close. And Greenwich Park and Blackheath Common are but a short bus ride/cycle/drive.
