Description
Arranged over four floors the house has retained original features and yet is modernised and is very well presented. The front door opens into a porch with original Victorian tiled flooring and the original front door with leaded light mullion windows set in and above. A classic design with the stairs rising with pine balustrades and solid oak flooring through to the sitting room and dining room. These two rooms have been opened through to each other so that the view to the rear can be enjoyed and light come through from a double aspect. Each room has an open fireplace, one with a stone surround and the other having a tiled hearth and marble surround and overmantle. Bi-fold doors open onto the raised terrace which has glass balustrades.
The kitchen has a modern range of white units which are well planned and incorporate a dishwasher, larder, full height fridge and under counter freezer. There is an electric Stoves range cooker set into a chimney recess and a door to the raised terrace with a cat flap. Stairs from the hall go down to the cellar which is a perfectly usable space currently used as a library and study and having a lot of storage space and cupboards. This goes through to a utility room with plumbing for the washing machine and space for tumble dryer and then there is a WC where the gas boiler is also housed. A door with a dog flap opens through to a secure undercroft with a gate to the garden.
On the first floor are two large double bedrooms, each with very pretty original fireplaces with decorative tiled hearth and surround. There is a single bedroom, also used as a study at the moment and a large family bathroom with a roll top, claw foot bath, separate shower, washbasin and wc and a view! On the top floor, original Victorian stairs lead to the main bedroom which is a super kingsize bedroom with fitted wardrobes, a double aspect with terrific views through a pretty arched window. En suite shower room and additional eaves storage.
Outside: A shared driveway leads down to two parking spaces and bin storage area. There is then a high close boarded fence and gate which leads through to a large patio area. This could become additional parking if required but currently is a nice secure area for children and pets with a useful storage shed. A dividing hedge with apple and cherry trees are alongside an archway with gate leading to the lawned area of garden. At the end of the garden is a large decked area with glass balustrade which backs onto the fields behind (which are landlocked).
Services: Worcester Gas boiler and mains services. Double glazed.
Cross in Hand is a convenient location for easy access to local amenities and towns but most importantly, the house backs onto land which stretches for a long way and has a view right across to the South Downs and the sea.
Up the road is a bakery and at the petrol station is a general store, both within a few minutes walk. Behind the petrol station is Isenhurst Country Club which is a gym, swimming pool and leisure centre. There is also a tennis, rugby and bowls club, all within walking distance of the house. There is also a bus service to Uckfield, Tunbridge Wells and Heathfield. The local towns both offer a wide range of shops, services, supermarkets and medical amenities. Uckfield has a main line station to Victoria and is only a 15 minute drive away. There is a local primary school and Heathfield Community College, or further schools in Uckfield.
Directions: From Cross in Hand petrol station, take the road opposite to Lewes. After a few hundred yards, the property will be found on the left hand side.
