LOCATION
This site is positioned to the North of Holbeach Road, Spalding (A151) and East of the A16. The site is approximately 1.9 miles to the East of the Market Town of Spalding. The Market Town of Spalding offers a range of amenities for retail, banking and leisure. There are educational establishments (both Primary and Secondary) and a number of other facilities including the regional Springfields Outlet Centre which is located 0.8 miles to the immediate West of the site. Nearby Market Towns include Boston, Sleaford, Grantham, Bourne and Stamford are all within easy reach as is the City of Peterborough lying some 19.5 miles to the South. Spalding has good transport public facilities including an extensive local bus network and Spalding Railway Station with connections going South to Peterborough (from which main line journey time to Kings Cross is less than 50 minutes). Train connections going North to Sleaford, Lincoln and Doncaster.

Spalding is recognised as a major road haulage hub with many nationally recognised haulage businesses, primarily servicing the food industry, being based in the area resulting in a large volume of HGVs passing the subject site.

DESCRIPTION
The site comprises approximately 2.34 hectares (5.79 acres) in total and is shown shaded blue on the site plan included within these Particulars. To the West, the site adjoins national chains of roadside services and is adjacent to the Springfields Retail Outlet Centre being a major regional retail and leisure destination. To the East the site adjoins arable land which is currently being offered "For Sale" by R. Longstaff & Co. LLP´s Agricultural Department by separate negotiation. The site offers a prime opportunity to expand upon existing roadside services or introduce new commercial / retail / leisure uses, subject to obtaining the necessary planning consents. The recently expanded A16 / A151 roundabout is one of the busiest highways intersections in the area. The high-profile site benefits from high volumes of passing traffic and an extensive road frontage both onto the A16 and the A151. The land is not currently zoned for Development but has been promoted in the South-east Lincolnshire ´Call for Sites´, the outcome of this site evaluation is awaited.

ACCESS:
The site has access from the A151 / Holbeach Road via a short stretch of existing private road (serving the existing roadside services & global fast-food chain). The entrance is directly off the Northern end of the road and is currently gated. Lincolnshire Highways have informally indicated they would be open to discussions regarding the possibility of creating a new exit road from the site directly onto the A16 trunk road. This would result in all traffic entering the site via the A151 having just exited the roundabout and all traffic leaving the site would go directly onto the A16 travelling southwards (only) up the to the roundabout.

TENURE & POSSESSION:
The Tenure of the land is offered ´For Sale´ Freehold as a whole with vacant possession being available upon completion. Further details regarding the timings of completion to be agreed during negotiations. No formal Guide Price is stated but parties are invited to make offers inline with relevant development land values.

METHOF OF SALE / BASIS OF OFFERING:
The Vendors´ preference would be an outright sale of the land but will consider Conditional Contracts (e.g. subject to planning). The Vendors may consider an Option Agreement, but this is the least preferrable.

RIGHTS OF WAY AND EASEMENTS:
The property is offered ´For Sale´ subject to any rights of way or easements whether known to exist or not. It should be noted that a section of the "Lord´s Drain" is piped and continues along the southern boundary of the site fronting on to the A151. This strip of ground is owned and maintained by the South Holland Internal Drainage Board, and they have the benefit of their Byelaw regulations/controls restricting any permanent above ground feature within an easement corridor along this frontage. For information concerning these Byelaw controls should be directed to the South Holland Internal Drainage Board.

VAT:
The land has not been opted to Tax as this present time, consequently no VAT is payable in addition.
