Description

Located in the heart of the sought after Royal Deeside village of Braemar, we are pleased to bring to market this three bedroom, semi detached home.

Benefitting from oil fired central heating, double glazing and an attractive wood burning stove, the property has been well maintained by the current owners and offers an ideal opportunity for first time buyers, families or those looking for a second home in the area.

The property is accessed via an entrance vestibule which opens into the spacious hallway. The lounge is positioned to the front of the property and features a wood burning stove and space for dining furniture if desired. The kitchen is fitted with a good range of cabinets with solid wood worktops. The Rangemaster electric cooker will remain. A breakfast bar provides additional storage and space for informal dining. A rear door leads out to the garden. The third double bedroom currently serves as a home office. This room could serve numerous purposes such as a ground floor bedroom, formal dining room, family room or playroom and benefits from a built-in wardrobe. Completing the ground floor accommodation is the bathroom which is fitted with a modern, white three-piece suite with shower over the bath. A carpeted staircase leads to the first floor hallway which incorporates excellent built-in storage facilities. There are two further good sized double bedrooms, each benefitting from built-in wardrobes and both enjoying a lovely outlook with superb views.

Externally to the front of the property the garden area is laid to lawn with some well stocked borders. To the side there is a large, stone chipped driveway providing ample off-street parking. The garden to the rear of the property is mainly laid to lawn with a separate fenced area currently used as a vegetable garden with polytunnel. There is a timber summerhouse which will remain. Additionally, a stone outbuilding offers excellent outdoor storage. Both the metal garden shed and the timber log store will remain.

This lovely home offers excellent value for money and properties at this price point rarely become available in Braemar therefore we highly recommend early enquiries to avoid disappointment.

Braemar is situated in stunning Royal Deeside lying within the Cairngorms National Park. The village boasts many tourist attractions including its own community run castle and the Highland Games Pavilion which was opened in 2018 by the Queen and incorporates an exhibition hall, gallery, archive, cafe and shop. There are excellent opportunities for outdoor activities such as golfing, walking, fishing, shooting, skiing, mountain biking and other types of outdoor pursuits. The village has a superb 18-hole golf course with a stunning backdrop and views across the Clunie. The famous Royal Highland Gathering in September dates back to 1832 and draws tourists from accross the world and is attended by members of the Royal family. The Glenshee ski resort is within easy reach of the village and not only provides traditional winter sports but also summer activities for walkers and keen mountain bikers as well. There is a good primary school, health centre and chemist in the village with secondary education in Aboyne. There are a variety of unique shops, eateries and facilities in the village together with the award-winning Fife Arms Hotel and Spa.
