*NO ONWARD CHAIN*

Having been lovingly owned by the same family for the past 25 years, this substantial four-bedroom, two-bathroom home offers an exceptional combination of generous living space, quality craftsmanship and an enviable lifestyle in one of Ascot's most sought-after locations.

"We've loved every minute of living here. The neighbours are wonderful, there's a real sense of community, and if we weren't downsizing, we'd never be leaving." – Current Owners

Designed with family life in mind, the property has evolved over the years, including a thoughtfully designed loft conversion which provides an additional floor of accommodation, perfect for growing families, teenagers or those working from home. One of the bedrooms has previously served as a dedicated playroom and home office, highlighting the flexibility of the layout.

At the heart of the home sits a beautifully handcrafted kitchen by the renowned Plain English Kitchens, complete with stunning sycamore worktops, while outside the impressive Finnish barbecue hut provides a unique space for entertaining throughout the year.

The setting is equally impressive. Residents enjoy a genuine community atmosphere within the quiet court, together with ample parking, providing plenty of space for multiple vehicles according to the current owners. The property's fascinating history adds further character, with the homes originally built for Queen Elizabeth II to house the Royal Stable staff during Ascot.

Nature lovers will appreciate the gated access to Swinley Forest and Englemere Pond, offering miles of walking, running and cycling routes practically from the doorstep.

Everyday conveniences are all within easy reach, including the beautifully refurbished Royal Foresters pub, local takeaways and the popular monthly Farmers' Market at Ascot Racecourse. Windsor, Bracknell's Lexicon shopping centre and Reading are all easily accessible, offering an excellent range of retail, dining and leisure facilities.

Families are particularly well catered for, with the property falling within catchment for a number of highly regarded schools including South Ascot, Ranelagh and Charters, while Reading Boys' School is also easily accessible.

About Duncan Yeardley Estate Agents, Ascot

62 High Street, Sunninghill, Ascot, SL5 9NN

Who we are...

Established in 1987 by Duncan Yeardley, we have a strong track record of helping homeowners, landlords, buyers and tenants in the Ascot and Bracknell areas. Owner Nick Thring took over the business in 2012. Never standing still, we soon expanded to provide a full suite of letting services too with Helen, Nick's sister, and Charlotte, Nick's partner at the helm. A real family affair!

From a team of just two, the company has grown significantly in recent years to boast a superb team of local property experts. In 2021 we expanded further with a now well established and very successful office in Sunninghill, Ascot, allowing us to help even more people with their home moves.

We can strongly say our foundation for being local experts is solid. We're local residents who play an active part in the community and our children go to local schools. And we all love working at Duncan Yeardley! Several long-standing team members have been part of our story for many years and we always encourage progression, development and training so our people are the best they can be.

With our great culture and work ethic, we always put our customers at the heart of what we do. We're lucky to have people who are genuinely passionate about property, and we're often complimented for going the extra mile. We hope to do that for you too! We combine our strong traditional values with a progressive vision and cutting-edge technology, to ensure that we always deliver the best result for our clients.

This has undoubtedly helped us to achieve the highest accolade for multiple years by being awarded as 'Exceptional' in The Best Estate Agent Guide, placing us firmly in the top 5% of estate agents in the UK, in addition to the Gold Winner for Best Estate Agent in both Ascot and Bracknell by the British Property Awards for several consecutive years.
