Description

IN BRIEF
This recently refurbished three bedroom 1930s semi-detached house in Enfield Chase is in immaculate condition, and occupies a great location within easy walking distance of local shops and Gordon Hill station.

PROPERTY DESCRIPTION
With a partly block-paved drive that provides off-street parking, this appealing semi-detached house also has
a 75 ft west-facing rear garden with direct access via a gated side alley. The sheltered porch opens into a hallway with striking monochrome décor, a view through to the rear garden, and doors to a front living room, utility room, rear kitchen/diner, and an understairs WC.

The front living room has a traditional feel with an original cast-iron fireplace forming the focal point. This has an attractive chequered tile surround and a wood mantelpiece and is flanked by a built-in cupboard and shelves. A wide east-facing curved bay window provides excellent natural light, and the room is carpeted for comfort. The kitchen/diner to the rear is a very spacious room with contemporary styling and décor. It comprises a well-equipped fitted kitchen wrapped around two walls within the original footprint of the property and a large dining/living space that occupies a single storey rear extension. With two large skylights, a charming tall side window, and a wide opening with bifold doors, this room has abundant light. It easily accommodates a large dining table and a lounge area and, with the bifold doors open, combines with the external paved terrace to create a large indoor/outdoor space for relaxation and entertaining. The adjacent utility room has a sink, washing machine, and a wall of tall fitted cupboards. Both rooms have pale engineered wood flooring. Also, structual steel beams have already been installed within the loft space for a loft conversion, eliminating the need for disruptive structual work, should a loft conversion be undertaken in the future.

The first floor retains its original layout, with double bedrooms to the front and rear, a third single bedroom directly above the hallway, and a family bathroom. There’s a hatch to the loft which has a small side window and is used for storage but has the potential to be converted to living space. The stairs have a stylish runner, and the landing and all three bedrooms are carpeted. A window on the landing provides good natural light. The main front bedroom measures a generous 14’8” by 11’6” and has a wide curved bay window and plenty of space for a kingsize bed and other bedroom furniture. The second double bedroom is also a good size and has great garden views. The third (single) bedroom is currently used as a workspace. The family bathroom has calming white and pale grey décor, with patterned floor tiles and glossy metro-tiled walls. The fitted bath has a thermostatic shower and a glass screen, the contemporary washbasin sits on a handy vanity unit, and there’s a freestanding WC. An obscured glass window provides good natural light and ventilation.

In addition to the mainly paved front garden and gated side alley, the property has a lovely 75ft west-facing rear garden. This has been landscaped and consists of a paved terrace adjacent to the house with a couple of steps up to a lawn bordered by raised beds and smart fencing, with a wooden shed at the end.

LOCAL LIFE
There’s a good selection of local shops and services a 5-10 minute walk from the property along Lancaster Road and Chase Side, and many more in Enfield town centre just over a mile to the south.

Gordon Hill station, just over half a mile from the property, has regular 35-40 minutes direct trains to Moorgate. Alternatively, Enfield Town station 1.2 miles away is on the overground network, with 25-30 minute trains to Liverpool Street.

The property is mere moments from Hilly Fields Park and there are plenty of other public parks nearby, including Whitewebbs Park and 469-acre Trent Park.

MONEY LAUNDERING REGULATIONS
Should a purchaser(s) have an offer accepted on a property marketed by Thomas James Estate Agents, they will need to undertake an identification check and asked to provide information on the source and proof of funds. This is done to meet our obligation under Anti Money Laundering Regulations (AML) and is a legal requirement. We use a specialist third party service together with an in-house compliance team to verify your information. The cost of these checks is £25+VAT (£30) per purchaser, which is paid in advance, when an offer is agreed and prior to a sales memorandum being issued. This charge is non-refundable under any circumstances.
