Description

Location

Berth is situated towards the west coast of Anglesey and occupies a wonderfully private position surrounded by open countryside. Accessed via a right of way over a private track, Berth enjoys an elevated setting with outstanding panoramic views across the island to Snowdonia and south along the Llyn Peninsula. Indeed, seldom do properties become available which occupy such a peaceful situation yet are accessible for travel and general services and amenities.

Local services are available in the Llanfaethlu with an all purpose shop & village hall, as well as the now well established school which was finished in 2017 and is within walking distance, with a more comprehensive range of shops including supermarkets in Cemaes, Valley and Holyhead. There are several pubs and restaurants within close proximity notably The Lobster Pot, Wavecrest at Church Bay, The White Eagle at Rhoscolyn, Catch 22 in Valley, and The Stores and The Sea Shanty in Trearddur Bay.

There is excellent walking nearby both inland and around the Anglesey Coastal Path, and from Berth there is a number of sandy beaches nearby including Sandy Beach, Trefadog, Borthwen and Church Bay. For anyone interested in sailing and boating the waters around Anglesey offer excellent opportunities in this regard, and there is sailing club at Trearddur Bay, Holyhead Yacht Club and where there is also a harbour. Rhosneigr and Newborough offer good kite and windsurfing. There are also several golf courses on the island, notably at Rhosneigr, Bull Bay and Holyhead.

Berth is well served for travel being within 7 miles of the A55 Expressway for fast access across the North Wales coast to Cheshire and the national motorway network. For travel further afield there is an inter-city rail service from Holyhead to London Euston via Crewe and a regular ferry service from Holyhead to Dun Laoghaire.

Outside

The property is approached from the track to a concrete yard with plenty of parking space at the west of the building. The yard is formed by the traditional buildings which are attached to the house, and the house itself with a lawn and hedge opposite. The buildings are of stone, one beneath a slate roof the other a corrugated tin roof both providing superb storage. The first is one and a half storeys and within which is a mezzanine store/office, the far building being single storey.

There is great scope to convert the buildings into some form of accommodation, either by way of further extension to the house or more likely as holiday letting units, subject to the availability of planning permission.

Below is a further yard area with 3 bay agricultural shed (45’ x 24’ approx.). Built of concrete frame with timber trussed roof the built is served with light and power and provides a fantastic space as a workshop or for storage. The building has a concrete floor, large machinery double doors and a side courtesy door, and there is also a secure office incorporated within. To the side are raised vegetable beds and a greenhouse with high stone wall and fence sub-dividing the yard from the garden.

To the south and east of the house are the gardens, which are laid to lawn and with several floral and herbaceous borders providing plenty of colour at certain times of the year. To one corner of the garden is an orchard area with apple & pear trees along with established plum and damson trees. Against the south elevation is a gravel seating area, and the lawns continues to a post and rail fence beyond which is a field which is down to grass and surrounded by mature hedgerows. The field is gently sloping and can be accessed directly through the lower yard. As alluded previously, there is space to use part of the field for some form of tourism, such as camping/glamping, and from which there are views of Snowdonia. The field is also suitable for equestrian purposes.

Beyond, and directly to the east of the house is the studio (27’ x 22’ approx.). Created from a former farm building the studio is constructed predominantly of stone with some block and timber clad elevations beneath a corrugated roof. The building is served with light, power and has a Esse woodburner, and enjoys plenty of natural light with windows in both north and south elevations. It is used as a ‘work from home’ office with telephone line, wi-fi and has historically been used as a tapestry/hobby room, but offers potential for a variety of other uses including conversion to some form of holiday letting accommodation subject to the availability of planning permission.

Directions

To reach the property from the A55 leave at junction 3 signposted for Valley and proceed on the A5 to the Valley crossroads. Turn right onto the A5025 and travel for approximately 6 miles, passing through the village of Llanfachraeth, into Llanfaethlu. Continue around the sharp right hand bend and after approximately 300 yards turn right into and gravel lane which is signed for Berth and Yr Hen Feudy. Proceed along the track, passing through a gate (please close behind you) and continue to the end where Berth will be found.
