Modern, Convenient and Well Maintained
Overall, we have been very happy with the development. The design is modern, well thought out, and finished to a high standard, with good attention to detail throughout the building. The building management team has generally been quick to respond whenever we have raised issues. They have been approachable, professional, and have kept us informed throughout the process. While the response time has been good, there have occasionally been delays in resolving matters due to finance or approval processes. Overall, the team has been helpful and has worked to address concerns as efficiently as possible.

Friendly Team and Great Location
The property management team has also been great to deal with. Llyr and Anna have both been incredibly helpful, friendly and approachable whenever I needed assistance. They always took the time to answer questions and help resolve any concerns, which made living here much easier and more enjoyable.
Please tell us about the good and bad aspects of living in your local area:
I’ve enjoyed living in Tai Afon. One of the best things about it is the location – it’s within walking distance of Cardiff city centre and very close to the train station, which makes travelling and getting around extremely easy. The area is generally quiet, feels safe, and the building is well maintained. Parking is convenient, with spaces available right next to the property. At the moment there aren’t many shops, cafés or restaurants directly around the development, but new cafés and retail units are expected to open on the ground floor at the next month, which should make the area even better. Overall, it’s a comfortable place to live with excellent transport links and easy access to everything the city centre has to offer.
How has the building management responded to any problems or issues you have raised:
Whenever I had a question or needed help, the building management team responded quickly and professionally. During the moving-in process, both Llyr and Anna were especially helpful, making everything straightforward and stress-free. They were always friendly, easy to contact, and willing to help whenever needed.
Please share one thing (or more) which you wish you had known before you moved in:
One thing I wish I had known before moving in is that the construction work taking place nearby can sometimes be noticeable during the day. It’s usually not a major issue, but there can be periods where the noise is a little disruptive if you’re working or studying from home. Other than that, I’ve found the area and the building to be a great place to live.

The design and planning behind the building is amazing
The design and planning behind the building is amazing. The interior design is a big notice for myself as it all compliments very well and suits the building style. The building & property management team are so unbelievably helpful, especially laurie who has been been a super helpful member of staff. She's put alot of effort into making my time here as best as it can be!

Absolute perfect location for someone moving back into the city environment! On buchanan street with a few minutes, st Enoch subway very close, glasgow green literally on your doorstep.
Shops very close, independent restaurants and coffee shops on every corner

Beautiful Building, Broken Promises
I have lived at Box Makers Yard for several months and want to be clear upfront: the on-site staff are lovely, genuinely friendly and do their best. This review is not about them. It is about the way this building is managed at a higher level by urbanbubble and Legal & General, which has been deeply disappointing.
The underground car park gates have failed three times since February 2026, leaving the facility unsecured for a combined total of approximately nine weeks across the first two failures alone. This is all documented in the building's own official announcements. During the first failure, which lasted 35 days, a security guard was deployed as a temporary measure — on the one occasion I saw him, he was asleep in his car. During the second failure, the situation escalated to the point where the north lift lobby was also left permanently unlocked, meaning anyone could walk in through the car park and access every front door in the building. The third failure began in June 2026 and as of the time of writing, the gates are still not fully resolved, adding a further four to five weeks to an already unacceptable total.
I pay £160 per month specifically for a secure parking space. I raised a formal complaint in March 2026. After weeks of being ignored, the compensation offer I received was £10.67 — two days of charges — for what is now approaching fourteen weeks of documented failure across three separate incidents. That offer was not a mistake. It was their considered position after review.
I have since escalated to urbanbubble head office and LGIM directly. The building markets itself as premium. The price reflects that. The service does not.
If you are considering moving here, the apartments are beautiful and the building itself is well designed. Just be aware that when things go wrong, and they do go wrong repeatedly, the management response is slow, dismissive, and disconnected from the reality residents are actually experiencing.

Living at Box Makers Yard is convenient and the area is genuinely lovely. A short walk from town and a major train station around the corner. Local sainsburys is always so useful to have too!
How has the building management responded to any problems or issues you have raised:
They have mainly dismissed my issues and blamed on someone else.
Please share one thing (or more) which you wish you had known before you moved in:
I wish I had know that even if you do pay premium prices for a nicer place, the management still doesn't feel premium.

A Cardiff city complex of the future
The development came my way after a visit to the alternative place in Bristol managed by the same company.
This option has the latest facilities on offer and the studio is a good enough size for what l need at the moment.
The site is adjacent to the capitals entertainment, hospitality and retail centre.
Also its adjacent to the main train and bus stations.
It sits at the top of central quay in Cardiff Bay.
Beautiful view of the surrounding countryside and you can see the hills and valleys beyond the city.

The seagulls get up earlier than l do!
Otherwise so far so good.
The local neighbourhood is well developed and further things happening in the near future.
How has the building management responded to any problems or issues you have raised:
Yes on request and an immediate response.
The team is working well together with the customer service being their primary focus.

Nothing really. From my final visit to moving in the whole process took a matter of days not weeks!
