The living room is the reason to look at this one. At 19ft it runs almost the full width of the flat, with a door out to a private balcony at one end. Most one-bed flats make you choose between a proper sitting room and a proper bedroom; this one does not.

Sudbury Hill Harrow is about a third of a mile away and runs Chiltern Railways services direct into London Marylebone, typically around 17 minutes and as quick as 14 on the fastest trains. Sudbury Hill on the Piccadilly line is about 0.4 miles and sits in Zone 4, giving you a direct run into the West End with no changes. Sudbury and Harrow Road is a little further at roughly 0.8 miles. The 92 and the H17 both stop close by, running towards Wembley Central, Harrow and Greenford. Two rail operators and two bus routes matters more than people realise, particularly on the mornings when one of them is having a bad day.

For families, St George's Primary Catholic Voluntary Academy on Sudbury Hill is around a five minute walk and was rated Outstanding by Ofsted at its July 2023 inspection, checked July 2026. Sudbury Primary School is about half a mile and rated Good at its March 2023 inspection. The independent schools cluster nearby too, with Orley Farm around 0.6 miles and Harrow School around 0.8 miles.

Day to day, there is a GP surgery a couple of minutes away and convenience stores on the same short walk, with the bigger shopping at Sudbury and Wembley.
