Seller's Story - There are many reasons why we bought “Willow Tree” nearly 30 years ago. Our priority was having really good schools nearby for our children to go to.
We have good state & private schools close by, but we are also in the catchment area for the Rugby grammar schools.
We also wanted plenty of space for having family & friends around. All of the rooms are a good size, the main bedroom suite is one of our favourite parts of the house & so is the kitchen, we love having the island in the middle, great for laying food out for everyone to help themselves. We have had many parties with a big extending table down the middle of the open plan dining & sitting area at the back.
We’ve had some lovely movie nights in the lounge, it’s also cosy in there in the winter & around Christmas with the big tree & the roaring open fire.
Most of all we have enjoyed the south facing garden, if it’s warm enough that’s where we like to be, it’s so quiet, you can hear the birds right through the day, we’ve had many birthday parties out there, bouncy castles, treasure hunts, bbq’s & bonfire parties but one of the nicest things is when spring arrives & the farmer puts the sheep & the tiny lambs in the ridge & furrow field at the back - in the evenings the lambs love running up & down with each other & jumping off the ridges.
As you can probably tell we still love this house, but now the children have moved on, the time has come to downsize & start a new adventure of our own. If possible we will stay in Marton as it is a hidden gem, so quiet & friendly, there are many things going on in the village for all age groups ,but if you prefer, you can just keep to yourselves.
There are many public footpaths if you like walking, most of which are suitable for dogs, our favourite year round one is the lias line as you can go as far as you like & even take your bikes, in the summer we like to do the picturesque walk to the Friendly Inn at Frankton, but you can also walk to pubs in Eathorpe, Hunningham & Long iItchington.
Location - Situated in the heart of the sought-after Warwickshire village of Marton, the property enjoys a peaceful rural setting while remaining conveniently connected to nearby towns and transport links.
Marton is a picturesque village surrounded by open countryside, offering an attractive balance of village life and accessibility. The nearby market town of Southam and the larger towns of Rugby and Leamington Spa provide a comprehensive range of shopping, leisure and educational facilities. Rugby also offers a mainline railway station with regular services to London Euston, making the location suitable for commuters.
The property benefits from excellent road connections, with the A423 providing direct access to Coventry and Southam, while the M45, M1, M6 and M40 motorways are all within easy reach, connecting the area to the wider Midlands and beyond.
Surrounded by scenic walking routes and countryside, Marton offers an appealing lifestyle for those seeking a tranquil village environment without sacrificing convenience.
