Description

Nestled in the heart of the highly sought-after Golden Triangle, just 1km from a vibrant

and authentic village with bakery, delicatessen, mini-market, restaurants and a range of

everyday amenities, this beautifully restored stone property combines timeless

character with modern comfort in one of the most desirable locations in South-West

France.

Ideally positioned between Cordes-sur-Ciel, Castelnau-de-Montmiral and Gaillac, and

within easy reach of the UNESCO World Heritage city of Albi and the historic market

town of Saint-Antonin-Noble-Val, the property enjoys access to some of the region's

most beautiful hilltop bastides and medieval villages. Surrounded by vineyards, rolling

countryside, olive groves and seasonal sunflower fields, the setting captures the very

essence of rural South-West France. Many of the neighbouring vineyards belong to

some of the region's most respected wine producers, contributing to the exceptional

beauty and authenticity of the landscape.

The beautifully landscaped grounds have been designed for enjoyment rather than

maintenance, allowing owners to embrace the countryside without the burden of

managing extensive acreage. A 30m² covered dining terrace overlooks the impressive

13-metre saltwater swimming pool, framed by attractive Indian sandstone paving and

enjoying beautiful west-facing views across the gardens and surrounding countryside.

Whether enjoying morning coffee, long summer lunches, entertaining family and friends

or evening aperitifs as the sun sets over the vineyards, the outdoor living spaces

provide an exceptional setting throughout the seasons. A variety of sunny and shaded

seating areas, covered parking and a versatile barn suitable as a games room, workshop

or garage further enhance the property's appeal.

Offering five bedrooms, generous room proportions throughout and excellent flow

between living spaces, the property provides substantial accommodation without the

burden of excessive maintenance. Lovingly maintained and thoughtfully improved over

many years, it is ready to be enjoyed from day one, whether as a permanent residence,

luxury holiday home or lock-up-and-leave retreat.

The bright and welcoming interior is filled with charm and authenticity. Several inviting

reception rooms provide flexibility for both family life and entertaining, while the

generous kitchen forms the heart of the home. A dedicated office enjoys magnificent

panoramic views across the vineyards and surrounding countryside, creating an

inspiring setting for remote working or quiet reflection. The elegant dining room,

complete with real wood flooring, complements the spacious and comfortable living areas.

Upstairs, five well-proportioned bedrooms provide comfortable accommodation for

family and guests. Three bedrooms benefit from ensuite facilities, including the

principal suite, while an additional shower room and generous landing area offer

further space for reading, relaxation or occasional home working.

Modern upgrades have been carefully integrated to complement the property's original

features. App-controlled climate systems, an alarm system, high-speed fibre broadband

and a premium WiFi mesh network provide seamless connectivity throughout both the

house and gardens.

Combining character, comfort, beautiful views, modern connectivity and village life

within walking distance, this distinctive property represents a rare opportunity to

acquire an exceptional country home in one of the most sought-after locations in the

Tarn.

About Beaux Villages Immobilier, Gironde

3 Rue Robert Descorne, 33580 Monségur

Beaux Villages Immobilier specialises in property for sale in southern France. We pride ourselves on treating everyone – whether looking to purchase or sell a property – as an important individual, not a financial opportunity.

We all live and work in southern France and as buyers ourselves, we remember what it was like to take that leap of faith and trust an agent we didn't really know. We go the extra mile to take the stress out of buying a property whether your budget is €100k or €100 million.

France is the top destination of choice for property buyers in Europe. A stable property market, low crime, long life expectancy, low population density, diverse culture and world famous health, education and transport systems are frequently quoted. This has been our own personal happy experience.

Based in southern France, we are the first port of call for thousands of people each year who are looking to buy a home here.

Covering the entire southern half of France from the Atlantic coast across to the Mediterranean and the alps, our patch includes some of the prettiest villages and towns and most beautiful countryside and coast in the whole of France.

We have the know-how you need

Beaux Villages Immobilier is an estate agency with unbeatable local and legal knowledge; we are here to help every step of the way. Our central ethos is a complete respect for the life-changing events involved in buying or selling a property. So, if you have questions or need advice, fire away.

At every stage of the process from initial enquiry to the day of completion and beyond you will have a named contact in the company. Our expert sales team and dedicated, office-based administrative and legal professionals will be available at all times to take your call.

The company

Beaux Villages Immobilier was founded at the start of the financial crisis in early 2008 by Lynn Longley. These beginnings, in Monségur, (Gironde) were soon followed by offices in Verteillac and Lalinde (Dordogne). Now we are also well established with teams of property professionals working across the whole of southern France.

Since these early beginnings the team has grown to include several nationalities speaking a dozen languages and incorporating different cultures. Our common denominator is a love of the area that we have chosen to live and work in, and a desire to share that.

Now, post Brexit, we expect to open more offices and cover more areas.
