Description

EXCLUSIVE TO BEAUX VILLAGES! Perfectly positioned on the peaceful banks of the River Isle, yet just a five-minute level stroll from the vibrant centre of Saint-Astier, this distinguished Belle Époque residence offers an exceptional combination of historic elegance, privacy, modern comfort and authentic French living.

Recognised as one of Saint-Astier's notable historic homes, the property showcases beautiful period architecture, generous proportions and timeless character, while benefiting from thoughtful modernisation throughout. Set within approximately 3,600 m² of landscaped gardens with direct river access, it enjoys a rare balance of tranquillity and convenience, with cafés, restaurants, shops and everyday amenities all within easy walking distance.

The accommodation comprises seven bedrooms and three bathrooms, arranged over four floors. The ground floor features a welcoming entrance hall leading to an elegant 43 m² double reception room, a formal dining room and a beautifully appointed contemporary kitchen with dining area.

The first floor is dedicated to an impressive principal suite, comprising a spacious bedroom, a large en-suite bathroom, a private sitting room (which could also serve as an additional bedroom), a dressing room (currently a bedroom) and a separate WC. The second floor offers three further generous bedrooms and a shower room, while the top floor provides a charming guest suite with exposed beams and its own private shower room.

Outside, the beautifully landscaped gardens provide several terraces for outdoor entertaining, centred around an attractive fountain and extending down to the River Isle. A superb 10 m × 5 m swimming pool with its own shower and WC creates the perfect setting for summer relaxation. A separate outbuilding, currently used as a games room and garage with independent access, offers excellent potential for conversion (subject to the necessary permissions). Additional features include extensive cellars, attic space, mains drainage, town gas and parking for several vehicles.

The lifestyle offered by this remarkable home is equally impressive. Imagine beginning each morning with a short riverside walk into Saint-Astier for fresh bread and coffee before returning home through peaceful gardens. Throughout the year, the town hosts lively weekly markets, festivals and community events, creating a vibrant atmosphere that continues well beyond the summer season.

For those who enjoy dining out, an excellent choice of restaurants ranges from traditional French bistros to Michelin-recognised cuisine, while supermarkets, independent shops, healthcare facilities and essential services are all within easy reach on foot.

The location is ideal for an active lifestyle. Tennis and padel courts lie directly across the river, while the River Isle offers canoeing, kayaking and other watersports. The renowned Dordogne cycle route passes immediately outside the property, providing spectacular riverside rides through picturesque villages and countryside towards Périgueux.

Excellent transport links further enhance the property's appeal. Saint-Astier railway station offers direct services to Périgueux and Bordeaux, with Bordeaux International Airport comfortably accessible, making this an ideal residence for both permanent living and an elegant French retreat.

Rarely does a property combine such historic significance, generous accommodation, riverside grounds and immediate access to one of the Dordogne's most desirable market towns. This is a truly exceptional opportunity to enjoy one of the region's finest lifestyles.

About Beaux Villages Immobilier, Gironde

3 Rue Robert Descorne, 33580 Monségur

Beaux Villages Immobilier specialises in property for sale in southern France. We pride ourselves on treating everyone – whether looking to purchase or sell a property – as an important individual, not a financial opportunity.

We all live and work in southern France and as buyers ourselves, we remember what it was like to take that leap of faith and trust an agent we didn't really know. We go the extra mile to take the stress out of buying a property whether your budget is €100k or €100 million.

France is the top destination of choice for property buyers in Europe. A stable property market, low crime, long life expectancy, low population density, diverse culture and world famous health, education and transport systems are frequently quoted. This has been our own personal happy experience.

Based in southern France, we are the first port of call for thousands of people each year who are looking to buy a home here.

Covering the entire southern half of France from the Atlantic coast across to the Mediterranean and the alps, our patch includes some of the prettiest villages and towns and most beautiful countryside and coast in the whole of France.

We have the know-how you need

Beaux Villages Immobilier is an estate agency with unbeatable local and legal knowledge; we are here to help every step of the way. Our central ethos is a complete respect for the life-changing events involved in buying or selling a property. So, if you have questions or need advice, fire away.

At every stage of the process from initial enquiry to the day of completion and beyond you will have a named contact in the company. Our expert sales team and dedicated, office-based administrative and legal professionals will be available at all times to take your call.

The company

Beaux Villages Immobilier was founded at the start of the financial crisis in early 2008 by Lynn Longley. These beginnings, in Monségur, (Gironde) were soon followed by offices in Verteillac and Lalinde (Dordogne). Now we are also well established with teams of property professionals working across the whole of southern France.

Since these early beginnings the team has grown to include several nationalities speaking a dozen languages and incorporating different cultures. Our common denominator is a love of the area that we have chosen to live and work in, and a desire to share that.

Now, post Brexit, we expect to open more offices and cover more areas.
