I'd recommend The Forum in a heartbeat
The design was well thought out. Personally, the fact that it is 10 floors makes me happy. I think that makes it easy to manage and respond to things quicker. Its good value for money; energy wise, noise proof (Not that great now as we have cladding works ongoing so lads of noise with the workers coming in. That was mentioned before I moved in and even during viewing).
Every flat on every floor has its layout. The corridor has this industrial, unfinished like feel to it especially with the ceilings and the walls on the stairways as well as the reception. So if that is not your style, you might have to look else where. The sizes and layouts of the flats in this development is really good compared to others in the area and its good value for money. I know I am hyped and probably a tinge biased, but I am just a girl who loves her space, the area and the value she gets from here. Furnished with white goods, tv stand, dining table and chairs, built in wardrobes and generous hallway space (something clearly getting missing in some of the modern flats now) and utility space.
There is a gym, a roof top terrace and a courtyard space with pizza oven, BBQ and a lovely seating space for your personal use as well as special occasions.
Property Management, I would say is excellent! The ladies in the Forum are lovely as well as the maintenance team. Sajina was great and has been great from the time I asked my friend to do my viewing to when I came in to fulfilling requests around the flat before move in. In all honesty, they are doing their best and they do it with smiles on their faces every time. They are also very responsive when it comes to maintenance and repairs and that's easier with the app the development has which allows you to track requests and also keep up to date with what is going on in the development. Building Management wise, there is an ongoing cladding works for the whole building. Meaning tons and tons of noise, which management will make you aware during viewings and after you place your interest in a flat. You are updated every step of the way around the project or any thing around the development.
In all fairness, I'd be remiss to say they don't have their negatives. They can't fulfil every wish you have as to how you want your flat to look. And some times, some things will take time due to workload and the time of the year. But only if you ask will you get an answer or come to some sort of middle ground. The management is fantastic.
Please tell us about the good and bad aspects of living in your local area:
I love the area! About 5-10 mins walk to New Street train station, Bullring Shopping Centre and about the same to Digbeth Coach Station, and transport links are excellent. It is a sweet spot I would say to other parts of Birmingham and also 3 minutes walk to the Birmingham Market. There is a bus stop right in front and opposite the development. The development is very well situated, right opposite the Arcadian which leads to Chinese Quarter leading to a range of restaurants, bars, Asian shops etc. I have started exploring some of them and truly, its really lovely having all these in such close proximity (4 mins walk)
Bin collection is good. Currently car park unavailable due to cladding works. Traffic noise is barely noticeable due to the great sound proofing in the property. I was worried about that, but yeah its wonderful.
How has the building management responded to any problems or issues you have raised:
Very responsive! Extremely. And the fact that you can track maintenance or issues requests on the app is just divine! Before and after I moved in, I had issues with cat hairs left by the previous tenant. They changed the carpet, I got a new bed frame, changed couches even to the dining chairs. And moving in, came in to help balance my washing machine.
This is just to mention a few.
Please share one thing (or more) which you wish you had known before you moved in:
I knew it all! I have a friend here already so she gave me the inside scoop. Knowing her, if it was bad, she'd have left and not even recommended them to me!
The negative thing for me, which has rectified itself, is the Wifi connectivity. There is only one provider for the building. So if the connectivity in your flat is crap, you're stuck with it. That was a teething issue for me when I moved in. But fear not! It rectified itself as the Wifi provider is also very responsive as well.
Also, there are different layouts to the development. If there is a style you lean towards, ask during your enquiry with the development if that is available. Whatever you think is important for you (bath, shower, more or less cabinet space, balcony) ask during the enquiry phase. That helps so at least you are satisfied with what you choose in the long run.

Great place to live!
The building has a sleek modern design and is very well maintained. The facilities are excellent and thoughtfully designed, including communal lounges, working spaces, garden, and a well-equipped gym. The building management team were extremely helpful from viewing, helping us settle in, and ever since. The apartment itself built to a high standard. Overall, the living experience has been smooth and enjoyable.
Please tell us about the good and bad aspects of living in your local area:
New Street Station and several bus stops are only a few minutes away on foot, making public transport highly convenient. The local area has a great selection of shops, restaurants, and bars, all within walking distance. The local neighbourhood feels safe and the local community is friendly.
How has the building management responded to any problems or issues you have raised:
Yes! The Building management is top tier, very responsive especially Kary! Everything was solved quickly, professionally and efficiently.
Please share one thing (or more) which you wish you had known before you moved in:
You will get what you see to be honest! And I was extremely pleased with everything from the first viewing day

Single occupancy stay at Forum
The building has all facilities I needed such as the gym, a quiet area, a reception that takes in parcels in my behalf and the room design was great for a one bedroom apartment. It felt spacious and whenever I had issues with maintenance they would be addressed and resolved
Please tell us about the good and bad aspects of living in your local area:
The forum is at the city centre with easy access and a close range to shopping centres such as bull ring. The bin collections were good despite strikes in the area and issues of anti-social behaviour were addressed by the property management team
How has the building management responded to any problems or issues you have raised:
They would respond to my emails and action problems and issues raised.
Please share one thing (or more) which you wish you had known before you moved in:
The turning was expected to change from when I moved in and I would have appreciated it if I could see the exact conditions as I ended up raising an issue on chairs which I didn’t see on viewing and they were not up to the standard I had expected but this was minor

Recommend to stay at The Forum
Overall, The Forum is a well-designed and comfortable place to live. The building facilities are modern, clean, and generally well maintained. The management and property team are professional, friendly, and quick to respond to requests or concerns, which makes living here enjoyable. However, there are some areas that could be improved, such as better monitoring of residents who smoke inside their rooms and controlling loud noise in the hallways, especially people talking loudly late at night. Addressing these issues would greatly improve the living experience for everyone.
Please tell us about the good and bad aspects of living in your local area:
It’s really pleasant to stay at The Forum. The neighbourhood feels safe and convenient, with good transport links and nearby shops. The management team is amazing, very responsive and helpful whenever there are any issues.
How has the building management responded to any problems or issues you have raised:
The building management has always responded very quickly and handled issues in a professional and appropriate manner.
Please share one thing (or more) which you wish you had known before you moved in:
There is nothing specific I wish I had known before moving in, as the overall experience has been positive and met my expectations.
