Seller's comments...

"We moved to Charvil House Road in November 1975, as our father was working in London & we were living in the North-West. Prior to us moving in, they had been looking into moving to the area & had been to view another property in Woodley, a town a couple of miles away. They were early for the viewing and went for a walk. At the end of Charvil House Road was a gravel road, with fields of sheep on the other side. They walked down Milestone Avenue and found St. Patricks Stream where it meets the River Thames. An oasis of calm and tranquillity, which, helped to sell the property to them.

The house was adaptable, a two-bedroom house for a family of five, but it worked. As the children grew up, the partially converted loft became a 3rd bedroom for the eldest son. The three of us boys all used it as a bedroom at some point. A large Velux window was added in the loft, too.

The garden, being a decent size was a fun and safe place to play. The large apple tree had a rope ladder and later a swing hanging from its branches. The large shed housed five motorcycles at one stage. Later in life, along with the tree swing, the small pond was a favourite with their grandchildren, catching frogs, tadpoles & newts in a net. Along with the tree swing.

The house became the family hub. 'HQ', as most people called it. Many a gathering of family & friends took place there over the years. The two reception rooms, the kitchen and the doors out to the back garden allowed for a surprisingly large number of people to gather at one time. There were some alterations over the years, and the rear boot room was added later in its life.

The house holds, and will always hold, a special place in the hearts of our family and friends, and it will be hard to see it go. I hope someone can get as much enjoyment out of the place as we did."

Adam's (estate agent) comments...

This charming 1930s home in Charvil is a property that truly defines the word potential. Originally built as a three-bedroom house, it has been altered with the former 'box room' now a smaller WC. This could, however, be reversed to reinstate the property as a three-bedroom home – please see our accompanying video for a visual representation of the potential layout.

One of the standout features of this home is the excellent plot and generous outdoor space. The property benefits from a gated frontage, creating a private front garden alongside a driveway with ample parking for up to three cars. To the rear, the south-east facing garden is a fantastic size, secluded and offers plenty of scope for those looking to enjoy outdoor living.

The property has already been extended to the rear with a single-storey extension, providing an excellent opportunity for the next owner to remodel the existing space and create a stylish open-plan kitchen and dining area, subject to the necessary permissions.

The front reception room is a particularly versatile space and offers plenty of flexibility to suit modern family life. Depending on your needs, it could be used as a home office, playroom, snug or even a bedroom. The welcoming entrance hall leads through to the ground floor WC, which houses the modern boiler.

Upstairs, there are currently two spacious double bedrooms, alongside the aforementioned WC and a separate family shower room.

Another feature we particularly love is the loft space. Already carpeted and powered, with the benefit of a Velux window, it offers exciting potential for conversion, subject to the necessary planning permission and building regulations approval (STPP).

With its excellent plot, south-east facing garden, generous parking, existing extension and scope to reinstate a third bedroom and potentially convert the loft, this is a fantastic opportunity for buyers searching for a home they can make their own in Charvil.

If you're looking for a property with space, flexibility and genuine potential in Charvil, this could be the one for you.
