Description
This is a proper family house, and a big one. At 1,383 square feet it is well beyond the size of a standard three bedroom semi, because the previous owners have extended the back and added a conservatory. What would once have been a straightforward three bed with a reception and a kitchen is now a much larger and more flexible home.
Start with an honest point, because it earns trust for everything else. The property is tenanted and needs modernising. The photos show a lived in home full of a tenant's belongings, and the house wants money spending on it. That is reflected in the price. If you want something to put your own stamp on rather than pay a premium for someone else's finish, this is exactly that.
On the ground floor the hallway leads to a front reception room of 3.95m by 3.92m, with a separate dining room of 3.97m by 3.41m behind it, which is part of the extension. Off the dining area is the kitchen, with a utility room alongside at 3.4m by 1.66m, so the laundry stays out of the kitchen. Beyond that is the conservatory, a large one at 6.01m by 3.61m, nearly 20 feet long, opening onto the garden.
There is also a further room on the ground floor, 3.86m by 3.24m, with a shower room next to it. That flexibility is worth having. It works as a study, a playroom, a home office, or an occasional guest room, and the downstairs shower room means a visitor or a family member who cannot manage stairs is well catered for.
Upstairs are the three bedrooms. The main is a large double at 3.92m by 3.90m, the second is 3.39m by 3.15m, and the third is a single at 2.50m by 2.43m. The family bathroom is on this floor.
Outside is where the plot really shows itself. The rear garden runs to around 24 feet by 19 feet, and there is further garden and a driveway to the front with room for several cars, which is rare and valuable this close to Southall. There is side access to the property, so you can reach the rear without going through the house, which makes a real difference for bins, bikes and any future building work.
On top of all that, there is room to do more. Subject to the usual planning permissions and consents, there is scope to convert the loft and add bedroom space above, and scope to replace the conservatory with a full solid rear extension rather than a glazed one. No permissions are in place, so any buyer should make their own enquiries with Ealing Council, but the plot and the house clearly lend themselves to it.
For getting around, Southall station is about 0.7 miles away and is on the Elizabeth line, with direct trains into Paddington, Bond Street, Tottenham Court Road, Farringdon and Liverpool Street one way, and out to Heathrow the other. The Elizabeth line has changed what this part of Southall offers a commuter.
For families the schooling is a strong point. North Primary School is around 0.2 miles and rated Good by Ofsted at its September 2023 inspection. Dormers Wells High School is around 0.3 miles and rated Good. Villiers High School is around half a mile and rated Outstanding, most recently confirmed at its March 2025 inspection. All ratings checked July 2026.
Day to day shopping, the Broadway and everything Southall is known for are all within easy reach.
Freehold. Offered chain free.
This is a rare chance to buy a large, extended house on a generous plot with room to grow, in a spot the Elizabeth line has put firmly on the map. Book a viewing.
