Why Michael and Kirsty Bought Here
M&K almost didn't view the property in fact!
They were initially concerned about its proximity to Upper Elmers End Road and expected traffic noise to be an issue. However, the moment they stepped out of the car, those worries vanished.
Hidden behind the surrounding homes, Maibeth Gardens felt remarkably quiet, “a peaceful little haven” as Michael describes it, tucked away from the outside world.
Combined with its modern 2010 construction, private parking, two bathrooms, underfloor heating and bright kitchen diner opening directly onto the garden, it offered everything M&K had been searching for.
What Michael & Kirsty Have Done Since
Over the past few years M&K have focused on enhancing the home, most notably undertaking a complete renovation of both bathrooms in 2021, creating stylish, contemporary spaces that complement the home's modern feel.
The property also benefits from reliable internet speeds with a Wi-Fi mesh system providing excellent coverage throughout the house and even into the garden summer house.
The Layout & Living Space
Designed with practicality in mind, the accommodation flows effortlessly for everyday family living.
The kitchen diner forms the heart of the home, with patio doors opening directly onto the south-facing garden, naturally extending the living space throughout the warmer months. It is one of M&K's favourite features of the home.
Thanks to its large bay window, the living room gets lots of natural light, creating a bright yet calming space that perfectly complements the rest of the house.
Upstairs has three generously sized double bedrooms, the smallest of which is currently being used as a home office but still able to accommodate a double sofa bed. The two larger bedrooms both feature bespoke fitted wardrobes, allowing for versatile storage.

Beckenham High Street is just a 1400m (0.9 mile) walk away and can also be reached by one of the frequent bus services that pass Maibeth Gardens. Fitness enthusiasts will appreciate the David Lloyd Health Club just 1km (0.6 miles) from the house.
Elmers End Station is the closest station - just a 600m (0.4 miles) walk, offering frequent services into London Bridge in approximately 25 minutes during peak times, alongside direct connections to Charing Cross in 35 minutes. The nearby tram also provides easy access to East Croydon and Wimbledon, making commuting exceptionally straightforward.
For outdoor enthusiasts, South Norwood Country Park is only a short stroll away (850m or half a mile), offering acres of green space, nature trails, park run events and an escape from city life. Everyday supermarkets are all within easy reach, including the reliable local Spar, Tesco Superstore, Waitrose and M&S Food.

What is the best thing about living here?
"No.4 has always felt like a peaceful haven in a busy and often difficult world. I love the sense of ease I feel as I come through the front door.
We really enjoy the way that the patio doors extend our living space into the garden in warm weather, and how the trees at the end of the garden create privacy.
The builder told me that he mostly built flats, where the choice of internal doors was limited by Health and Safety regulations, so he had particularly enjoyed having free rein over the choice of doors for these houses: the doors always make me smile!"
Why are you selling?
"To be honest, we were reluctant to put our home on the market. Every time we have considered this before, none of the houses we saw matched what we already have - we love our house and it's been a truly happy home. It's as simple as that.
However, we now have a good motive for re-locating and have fallen in love with an area closer to family, so finally we have girded our loins and set out to find out who will be next to make No.4 their own 'happy place'."
What are your average monthly bills?
"We pay around £200 per month for a gas, electricity and broadband package.
The water bill is £59 per month, council tax £178 per month and the management company service charge (to look after the gates and communal grounds) is £100 per month."
What makes the area such a good place to live?
"Elmers End may not be a bucolic, rural idyll (this is South London!), but it has many other benefits, and our nearby country park brings that touch of the country close.
It’s an area in which we feel safe moving around at any time, and local crime statistics are 25% below the national averages.
We enjoy a good range of local amenities, including two GPs and pharmacies, leisure facilities, shops and cafés. Everything you might need is easily accessible."
Favourite local cafés, pubs & restaurants?
"The Sunrise Café is perfect for unpretentious, satisfying food at reasonable prices with very friendly service.
Branching Out offers a more limited menu of very good sandwiches and wraps, also with lovely service. And cake. Definitely try the cake – especially the Guinness Cake!!
Bella Roma is fabulous for pizza, with plenty of Gluten Free options, including excellent cheesy garlic bread. Their fiery signature pizza is named after the owner, Leo, and has by far the best salami topping we’ve experienced outside Italy!
If you eat at Lugana a few times, it will start to feel like visiting old friends – the staff are as wonderful as the food. We will genuinely miss the people here, especially Camillo, the head waiter. The spinach & ricotta ravioli is a star on the menu, as is the risotto con pollo.
If it's Indian food you need, Beckenham Curry Club is really top notch for eat in or delivery."
What are the best local green spaces?
"South Norwood Country Park and nature reserve is 10 minutes' walk away. It's a glorious green oasis, great for dog walking and hosts Park Run on Saturday mornings.
Croydon Road Recreation Ground is also about 10 minutes' walk away, while Kelsey Park is lovely for its lake and wildlife - especially the goslings and ducklings in spring."
Can you share any knowledge that only a local resident would know?
For the last few years in Spring, we’ve had a pair of Brown Egyptian Geese (probably nesting at the country park) who spend the day wandering around Elmers End green area, staring at their reflections in shop windows and generally dicing with death crossing the road. Quite the local celebrities!
