Description

JACKDAW COTTAGE,
SOUTH BREWHAM, BRUTON, SOMERSET, BA10 0LE

A well-arranged three-bedroom home with flexible accommodation, delightful gardens and superb countryside views.

The property has a spacious sitting and dining room, a fitted kitchen, two first-floor bedrooms and a bathroom, together with a principal bedroom and en-suite shower room on the upper floor.

Outside, there are beautifully planted gardens, several sunny seating areas, ample driveway parking and an integral garage.

Accommodation
Jackdaw Cottage is perfectly situated within this quiet Somerset village, enjoying an elevated position and lovely farmland views. The property is set well back from the village lane, with excellent privacy and no overlooking neighbours.

The front door opens into an entrance hall with a tiled floor and useful storage beneath the stairs. This area was formerly a cloakroom and the plumbing remains in place, allowing it to be reinstated if required.

The kitchen is fitted with a good range of cabinets and drawers beneath granite worktops. There is an oven with an extractor above, an integrated slimline dishwasher and space for a freestanding fridge/freezer. Further storage is provided by full-height larder cupboards, while a serving hatch connects with the adjoining dining space. A door at the rear opens directly onto the garden.

The sitting and dining room is a particularly inviting space, enjoying a lovely outlook to the front. A Jetmaster fire with a stone surround provides an attractive focal point, while there is ample room for both comfortable seating and a dining table. Patio doors open onto the sunny terrace at the rear.

The bedrooms are arranged across two floors. On the first floor are two well-proportioned bedrooms, both capable of accommodating double beds and each benefiting from built-in wardrobes.

The family bathroom is fitted with a bath and overhead shower, wash basin, WC and heated towel rail.

A further flight of stairs rises to the upper landing, where there is an airing cupboard.

The principal bedroom is a generous, dual-aspect room with fitted wardrobes and fantastic countryside views. It is served by an en-suite shower room with modern fittings, including an electric shower, wash basin, WC and heated towel rail.

There are also plans to further extend the accommodation, and designs can be made available upon request.

Outside
The peaceful gardens have been thoughtfully landscaped and include a wonderful variety of well-stocked borders, mature shrubs and established trees. Roses, hydrangeas and other flowering plants have been carefully chosen to provide colour throughout the year.

Immediately outside the principal living areas is a sunny, south-facing terrace, ideally positioned for outdoor dining and entertaining. Elsewhere, the garden offers several further seating areas, including more secluded, sheltered and shaded spots.

The oil tank is discreetly screened behind a trellis fence covered by climbing clematis. At the front of the property, a well-positioned pergola provides another seating area from which to enjoy the superb countryside outlook.

A generous driveway provides ample off-road parking and leads to the integral garage. This has an electric up-and-over door, a pedestrian door opening to the rear and excellent storage space. The oil-fired boiler is also housed within the garage.

About the area
South Brewham is a peaceful rural village lying within the beautiful Brue Valley, approximately three miles east of Bruton. Surrounded by rolling farmland, woodland and an extensive network of footpaths, it is an excellent setting for walking, riding and enjoying the surrounding countryside. The village has a strong sense of community, centred around its historic church and village hall, while the nearby Old Red Lion at North Brewham provides a traditional country pub and restaurant. For more special occasions, the Michelin starred Osip, is just over a mile to the south.

Bruton is the nearest town and has become one of Somerset’s most fashionable and culturally vibrant destinations. Its picturesque streets contain an excellent selection of independent shops, cafés, restaurants and public houses, together with everyday amenities and the internationally renowned Hauser & Wirth gallery. Further facilities can be found in nearby Castle Cary, Frome and Wincanton.

The area is well served by schools, including Bruton Primary School and Sexey’s School, together with highly regarded independent schools such as King’s Bruton, Hazlegrove, All Hallows, Millfield and Wells Cathedral School.

Transport connections are convenient despite the wonderfully rural setting. Bruton has a railway station providing regional services, while Castle Cary offers direct trains to London Paddington. Gillingham station provides an alternative direct service to London Waterloo. The nearby A303 gives good road access towards London and the South West.
