The building is located right in center of the city. Piccadilly is 5 mins walk away, ideal as I travel often. I overlook the gardens, it's peaceful and you never hear and noise.
How has the building management responded to any problems or issues you have raised:
Quickly and attentively. Its a bit development so im surprised how efficient they are.
Please share one thing (or more) which you wish you had known before you moved in:
The delivery room isn't in my block which is a bit of a pain to walk over to but at least it's in a safe place i suppose.

Located in the heart of the city, within easy walking distance to national transport hubs and the main shopping district, Kampus is a great place to live. There are several excellent food and drink outlets on your doorstep, and a local supermarket.
How has the building management responded to any problems or issues you have raised:
Timely and thorough response to maintenance requests.

Building updates, events and management are easily co-ordinated on an app.

It makes it so much easier to settle into a new city when moving to Kampus, the transition to getting to know the area and making new friends wa seamless!

This central Kampus M1 area boasts excellent local amenities. Inside the development, there is an on-site Sainsbury’s for daily groceries, alongside popular independent cafes, bakeries, such as Pollen Bakery, covering casual brunch, takeaway and evening drinks. Well-maintained communal green spaces and canal-side walkways offer pleasant open areas to relax outdoors. Transport links are extremely convenient: Piccadilly Station and Metrolink tram stops are just a short 5-minute walk away, with frequent buses connecting to universities and other city districts. The main downside of the central spot is heavy pedestrian and vehicle traffic, which creates noticeable noise on summer nights, especially around the Gay Village nearby. Anti-social behaviour is rare overall, though occasional loud noise from nearby bars can be heard if windows are open. The building’s sound insulation works well to block most disturbances once closed, making daily living comfortable despite the busy surrounding streets.
How has the building management responded to any problems or issues you have raised:
Every time I submit a maintenance request, the building management replies promptly via the system. When I asked to replace faulty light bulbs. They communicated politely throughout the whole process and handled my concern flexibly.
Please share one thing (or more) which you wish you had known before you moved in:
One key thing I wish I knew before moving in is that the central location brings consistent ambient noise from nearby bars and busy streets during evenings and weekends. While the windows block most sound when shut, leaving them open overnight can lead to disrupted sleep in warmer months.

The Sainsbury’s on site has been really handy and the opening hours are convenient. Nell,s and pop ups are great amenities.

Some of my evidence submitted regarding existing damage was rejected. I assume I will end up paying for pre-existing damage.

It's also great to know you've found our front desk team helpful and that maintenance issues have been resolved promptly - we're really proud of the team we have on site. We appreciate your comments regarding the bin chute and the availability of the co-working space and meeting rooms. The bin chutes can occasionally become blocked if larger items are disposed of incorrectly, but our on-site cleaning team works hard to clear these as quickly as possible whenever this happens. As the community continues to grow, we're always looking at ways to improve our shared amenities, and comments like yours help us identify where we can do better. Regarding your move-in inventory, any photos or evidence you submitted have been retained on your tenancy record. When you move out, a check-out inspection will be carried out and compared against your original inventory, with the condition of the apartment and its contents at the start of your tenancy taken into account. We certainly wouldn't expect you to be charged for damage that was already present before you moved in.
