Boat of Murthly was built in 1864 and originally consisted of two adjoining boatmen's cottages. Now combined, the house is one substantial home characterised by its distinctive timber-panelled interiors and its mesmerising river views.

The drawing room and dining room are lined with their original larch panelling sourced from the Murthly Estate and have large fireplaces that are reminiscent of those in Murthly Castle. Detailed plans have been drawn up by Edinburgh architects Simpson and Brown detailing an extension to the rear of the house that would incorporate a new open plan kitchen, a front entrance, utility rooms and a new staircase providing access to all bedrooms off one landing. The result would be an immensely comfortable modernised home with accommodation that has a good flow, whilst retaining its integrity and original architectural features. Included within this consent is permission to build a detached double garage with plant room. An additional application has been submitted (26/00932/FLL) to include annexe accommodation above the proposed new garage.

Outbuildings - A range of outbuildings at the rear of the house include a workshop, double garage, log store, garden store and a shower room. In the garden there is a more substantial open fronted shed with one lockable section for storing tractors/mowers etc.

Boat of Murthly has an idyllic south facing position, directly overlooking the River Tay. In the 19th century it was home to boatmen who operated a public ferry crossing. The house feels miles from civilisation being located at the far end of a 700m track and completely surrounded by nature, but it is only 3 miles from local amenities in Dunkeld. Dunkeld is picturesque town which is loved by visitors and locals alike for its hospitality and its active community. The town has practical amenities such as a Co-op, health centre, dentist and school (the Royal School of Dunkeld) as well as a train station (with a sleeper service to London) which connects the town to Edinburgh, Inverness and London. However its popularity is as much to do with the small businesses and cultural activities flourishing in the town. These include an artisan bakery, a delicatessen, traditional music evenings, riverside beer gardens, galleries and craft shops. At its heart is a historic cathedral and cobbled town square. Dunkeld is linked to Birnam which has a post office and an arts centre. Perth and Dundee are 17 and 42 miles away respectively. The nearest airports are at Dundee and Edinburgh (60 miles). There is secondary schooling in Perth and in Aberfeldy (20 miles). Independent schools within 24 miles of Dunkeld include Craigclowan, Ardvreck, Strathallan and Glenalmond.

Scenic walks can be enjoyed directly from the property, following the riverbank or exploring the nearby woodlands, which are particularly spectacular in spring when carpeted with bluebells. The area is renowned for its scenic countryside, with attractions including Loch of the Lowes Nature Reserve, The Hermitage, and the hill lochs of Ordie and Benachally. The River Tay is celebrated for its world-class salmon fishing and the owner of Boat of Murthly has the right to fish for trout directly in front of the house during the season. From the A9 north of Perth take the exit to Dunkeld and Birnam (A923). On entering Dunkeld having crossed the River Tay take the first road to the right signposted for Caputh. Continue on this road for approximately 2.5 miles and the track to Boat of Murthly is on the right. Continue down the unmade road following it around to the left as it meets the river. Boat of Murthly is at the end of this track.
