Description

Stunning apartment in Greenwich - 873sqft GIA & it is genuinely a home that stands out from the crowd. Zero Ground Rent - Fitness Suite - Cinema Room - Concierge - Underground Parking - Buster + Punch brassware upgrades - Guide Price £450,000 - 475,000

We asked the sellers about their time calling this property their home and here is what they had to say:

We have loved living at Spruce House, a modern two-bedroom, two-bathroom apartment that offers a rare combination of contemporary design, excellent transport links and green surroundings. The apartment is filled with natural light thanks to its floor-to-ceiling windows, to which we added made to measure blinds, and enjoys peaceful views over the landscaped podium gardens. With two private balconies, allocated underground parking with EV charging facilities, lift access, concierge service and an EPC B rating, it combines comfort, convenience and energy efficiency. We also invested in upgrading the interior, including professional redecoration and premium Buster + Punch light switches and socket covers, creating a stylish home finished to a high standard.

One of the things we've appreciated most is the sense of community. Spruce House is comprised of just 16 flats, so neighbours know one another and there's a friendly residents' WhatsApp group that helps keep everyone connected. The building has always felt welcoming and secure, making it a place we've genuinely enjoyed calling home. In terms of the wider development facilities such as the co-working space, nursery & cafe on site are all great benefits for residents.

The location is also ideal for commuters and anyone wanting the best of South East London. Elverson Road DLR is around a five-minute walk away, while both Lewisham and Greenwich stations are within approximately 15 minutes on foot, providing excellent connections to Canary Wharf (25 mins via DLR), Kings Cross (25 mins via Greenwich), Charing Cross (20 mins via Lewisham), London Bridge (8 mins via Lewisham) and many more locations around central London. Blackheath Common, Greenwich Park and Greenwich town centre are all within 15-20 minutes walking distance, with Greenwich Market, cafés, restaurants, cinemas and The O2 offering plenty to enjoy nearby.

If we weren't looking to upsize, we would happily have stayed for many more years. This is a home that combines modern living, excellent transport connections, beautiful outdoor space, secure parking, concierge service and a genuine sense of community - ideal for first time buyers, professionals or anyone looking for a high quality apartment in a sought after part of Greenwich.

Property Sold Properly.

The difference between ordinary and extraordinary? It's that little bit extra.

At TAUK, we believe it's the small details that make the biggest difference. A little more time understanding your home and what makes it special. A little more thought behind the marketing, so it reaches the right buyers. A little more care in negotiations, ensuring you don't just sell, but sell well.

It's the combination of all these extra little bits that delivers extraordinary outcomes.
