Description

A very well-designed and beautifully presented semi-detached, four bedroom chalet bungalow situated in a quiet residential road which is just off of Shrub Lane in this lovely Sussex village which is set in the High Weald Area of Outstanding Natural Beauty

The current owners converted the attic space in 2021 and extended it to a degree at the rear creating superb, modern living space over two floors. The contemporary styled accommodation is arranged with excellent open-plan living space on the ground floor and three of the four bedrooms on the first floor.

The entrance to the house is to the side and opens into a hallway off which there is a bedroom, cloakroom and a family bathroom. This in turn leads onto the open-plan living space which, with the kitchen area, covers the majority of the ground floor – large windows to each end maximising natural light. Features also include a feature fireplace and wood veneer flooring.

The kitchen is equipped with an attractive range of fitted floor units with ample worktop space and a breakfast bar. It is equipped with double ovens, an induction hob with extractor hood over, deep storage drawers and integrated Bosch dishwasher.
There is a very useful utility room off the kitchen with a door opening out to the garden.

On the first floor there is a principal bedroom with a good-sized en suite shower room with walk in shower cubicle, wash basin with vanity unit. There are two further bedrooms.

Outside
There is a small area of garden to the front and steps leading down to the side of the house to the main entrance door and another door further along which gives access into the utility room. The garden is tiered and landscaped to create practical spaces with notably a timber decked sitting and entertaining area close to the back of the house.

Services
Mains electricity, water and drainage. Gas fired central heating and hot water.

Burwash is a highly regarded village – not least for its attractive tree-lined high street where many of the properties were built in the 18th, 17th and 16th centuries and has origins dating back to the 11th and 12th centuries. It has two pubs, a general store, a cricket club, all weather tennis courts, sports pavilion and playing field. There are also excellent schools in the area, including Burwash Primary School which has an Outstanding Ofsted rating.

It is perhaps best known for the Grade I listed National Trust property, Batemans, where Rudyard Kipling lived between 1902 and 1936. Nearby towns such as Heathfield and Hawkhurst provide a wider choice of shops and services, while Tunbridge Wells, Hastings and Eastbourne are within comfortable driving distance. For commuters, Etchingham and Stonegate stations offer rail connections to London, and the A265 links efficiently to the A21 and surrounding areas.
