Description
close to the centre of the town.
A substantial detached house built circa 1900 conveniently located near Mount Ephraim on the northwest side of the town within the attractive Molyneux Park Conservation area which boasts very attractive period property set in wide, leafy roads with easy access to the centre of the town which provides an impressive variety of shops, restaurants, cafes and other services.
The accommodation is arranged over two floors and the house retains many of its original features from when it was built in the late Victorian/Edwardian period – this includes original cornicing, fireplaces and wood block flooring. On the ground floor there are two reception rooms with high ceilings and attractive fireplaces, a kitchen/breakfast room with a pantry, an office, cloakroom and a large conservatory which opens onto the garden and a large utility room - both of which were more recent additions. On the first floor there are four bedrooms – one with a dressing room and another with an en suite shower room and a further family bathroom. There is a very large attic space which may be suitable for conversion, subject to the usual consents.
Outside and to the front of the house there is off road parking space for two or three cars (the original integral garage was converted into the office). The rear garden is delightful, a patio area running along the back of the house provides a practical area for sitting out and entertaining, this in turn leads onto a good length of lawn flanked by mature plants and shrubs with a separate area at the bottom with a sizable workshop and a further storage shed & green house. A side gate gives access to the front of the house & there is external lighting & a water tap.

Court Road and some of the adjoining roads were developed the 1890’s with the houses being designed by a local architect, William Barnsley Hughes, as large, elegant Victorian and Edwardian Villas. It is in a quiet and convenient location well placed for both ends of the town, the Royal Victoria shopping centre and the St John’s area to the north end and to the south, the Pantiles and old High Street where there are a great selection of restaurants, bars, cafes and shops. Recreationally there is a Sports Centre, the Nevill Golf Club and tennis facilities at St John’s and the Nevill grounds; county cricket is played at the Nevill ground.
There are many highly regarded schools in the area including Bishops Down Primary & Nursery School, St John’s CE primary school, Bennett Memorial & St Gregory’s secondary schools, Skinners grammar school, the boys & girls grammar schools & Rose Hill prep school all close by. There are a number of excellent private schools in the town and the surrounding area.,
The property is within about a mile of the mainline station which gives fast & frequent services to London stations and the south coast.
