Description

DESCRIPTION

Situated on a quiet lane, just off Priddy village green, is this deceptively spacious double fronted home.  The property is an 'upside down house' - having the bedrooms on the ground floor and the main living accommodation on the first floor. The property benefits from four/five bedrooms (one ensuite), family bathroom, open plan kitchen/dining/family room, large utility room, snug/office/bedroom five, off road parking, balcony and enclosed south facing rear garden and is offered to the market with NO ONWARD CHAIN.

Upon entering is a spacious hall with riven slate tiled floor and open tread wooden staircase leading to the first floor.  The principal bedroom benefits from a dual aspect with windows to the front and side.  A large shelved alcove offers space for clothes storage.  The ensuite, with riven slate floor, comprises a WC, wash basin, shower enclosure and modern towel rail.  The second bedroom is a comfortable double with window to the front and large alcove for clothes storage. The family bathroom, again with riven slate floor, has a window to the rear, bath with shower overhead, WC and wash basin.  The third bedroom is a comfortable double with large alcove and window to the rear, looking out to the garden. The fourth bedroom is single in size and features an alcove and a window to the garden.

From the hall, stairs rise to the bright and spacious galleried landing with wide floorboards and windows to the front and rear. To the front is a versatile room, again with wide floorboards, which could be used as a study, snug, playroom or fifth bedroom.  From the landing, two doors lead to the main living space with wide floorboards.  Although open plan, this bright 'L' shaped room naturally divides into three distinct areas.  The kitchen features a range of pine cabinets with wooden worktop, a two bowl enamel sink and a window looking out over the south facing garden.  There is space within the kitchen for an oven and white goods. Opposite the sink is raised hearth where there was originally a solid fuel/wood Rayburn (the floor joists here have been structurally reinforced to take the weight of a woodburning/solid fuel range cooker). Adjacent to the kitchen is the dining area with French doors to the balcony and views over the sunny rear garden.  There is space to accommodate a table to seat eight to ten people comfortably. The sitting room, with window to the front and treetop aspect, offers plenty of space for comfortable seating and has a woodburning stove with slate hearth and tiled wall as an attractive focal point. Next to the kitchen is the generously proportioned utility room with terracotta tiled floor, Belfast sink, floor mounted boiler and door to the rear balcony and garden.  leading off the utility room is a separate cloakroom with WC  and built-in cupboard.

OUTSIDE

To the front of the property is a low maintenance gravelled area offering parking for two cars.  To one side of the house is a wooden pedestrian gate opening to the rear garden.

The south facing rear garden is fully enclosed and enjoys the sun throughout the day.  A path runs across the rear of the house at ground floor level.  Steps lead up to an area of lawn with the oil tank in one corner.  Steps lead up from the lawn to the upper level where a metal balcony runs across the rear of the house.  The balcony widens outside the dining area - offering space for outdoor furniture and having views over the garden.
