Modern city-centre living in a great location
Cortland at Colliers Yard is a modern, well-designed development that provides a high standard of city-centre living. The apartments have a contemporary finish, good natural light and a layout that makes effective use of the available space. The communal areas are stylish, clean and well maintained, while the shared facilities provide useful additional space to relax, work and socialise.
The on-site team are friendly, professional and visible, which helps the building feel secure and well managed. Communication from the management team is generally clear, and maintenance issues are handled in an organised way. The development can naturally become busy at peak times, but overall it offers an attractive, convenient and comfortable place to live.
Please tell us about the good and bad aspects of living in your local area:
The location is excellent for city-centre living, with a good choice of shops, restaurants, bars and cafés within walking distance. Spinningfields, Deansgate and Manchester city centre are all easy to reach, while the nearby riverside provides space for walking. Transport links are very convenient, including local buses, trams and train stations. As expected in a developing city-centre area, there can occasionally be construction and traffic noise, while visitor parking is limited and can be expensive. Overall, the street feels safe, well maintained and conveniently located.

Location is the best aspect and the storage in the flat.
Design of the building is fab, very modern. Large gym, lots of working facilities. Luxury rooms that can be booked to host in. The storage in the flat is amazing. Lovely well kept dog park opposite the building. Communal spaces are tidy and clean. No pool / spa unlike like other similar buildings in Manchester. The concierge has lacked having staff present at times to help.
Please tell us about the good and bad aspects of living in your local area:
Very central with good choice of local shops for food and close to Victoria train station. Parking is too expensive in the building, A0 arena offers parking annual pass but it’s not guaranteed a space and spaces are tiny. Parking in car parks close to the building are too expensive for long term use.

Modern city living with great amenities
I’ve lived at Cortland at Colliers Yard for two years and have had a positive experience overall. The apartments are modern, and the amenities such as the gym, resident lounges and co-working spaces are excellent. The building management team is friendly and usually responsive to maintenance requests, and the building feels secure.
Please tell us about the good and bad aspects of living in your local area:
The location is excellent,sainsbury’s and kallos in the building made a huge difference. Victoria Station and the city centre are just a few minutes away, making commuting and travelling very convenient.
One ongoing issue has been the bin chute, which has been out of service for quite some time. As a result, rubbish often accumulates and the hallways can develop an unpleasant smell at least in my floor

very fast and show up immediately once i raise a complaint

Modern living with an excellent team
I’ve really enjoyed living at Cortland over the past two years. The development is modern, exceptionally clean and very well maintained. The apartment itself is finished to a high standard.
The staff have been one of the biggest highlights. The reception team Alain and Steve and Ed, have always been incredibly friendly, welcoming and helpful whenever I’ve needed anything. The maintenance team have also been excellent quick to respond and always professional. The leasing team can sometimes be a little harder to get hold of even when you go down to speak to them.
The gym is genuinely one of the best apartment gyms I’ve used. It’s much better equipped than you would typically expect in a residential building and has been a huge bonus. I honestly can’t fault the development itself. Any minor issues I’ve experienced have generally been down to other residents rather than the building or management. The only real drawback is the cost of parking, but there are more affordable alternatives nearby.
Please tell us about the good and bad aspects of living in your local area:
I’ve really enjoyed living at Cortland for the past two years. The local area has everything you need, with plenty of shops, restaurants, bars and transport links all within easy walking distance. Despite being in a busy part of the city, my apartment was surprisingly quiet, making it a great place to come home to. The only downside I’d mention is that parking can be quite expensive, although there are alternative parking options available nearby. Overall, it’s been a fantastic place to live.
How has the building management responded to any problems or issues you have raised:
Whenever I had small issues in regards to appliances or anything to do with my apartment, the maintenance team were really quick to respond. The only fault I would say is one of my doors is broken in a safety hazard and has been broken since I moved in and hasn’t been fixed. I would find this concerning if I moved in with small kids and a heavy door could potentially fall off.
Please share one thing (or more) which you wish you had known before you moved in:
I’d recommend signing up to Octopus as it’s slightly cheaper than eon who you are set up with originally. I’d also look at getting a better Wi-Fi package as the free one can be hit and miss.

Friendly, homely building
The amenity spaces are really good and I feel that the management team do a good job in maintaining the quality as well as arranging events to foster a community. The staff have always been friendly and helpful whenever I have reached out. The main downside is the parcel room as I have experienced parcels going missing.
Please tell us about the good and bad aspects of living in your local area:
There are some convenient supermarkets on the doorstep, a fantastic Greek restaurant and good coffee shops nearby. The park is great and walking into central Manchester is easy. The public transport options aren’t ideal as there’s nothing immediately here but it is only a short walk for trams and buses.
How has the building management responded to any problems or issues you have raised:
Within my apartment the issues I have logged have been dealt with swiftly. However there was a persistent whistling noise issue on my floor which was not resolved.
Please share one thing (or more) which you wish you had known before you moved in:
It can get very hot in summer. The design of the apartments hasn’t considered overheating and I feel that there should be some internal retrofitting of solar performance film on the inside face of the windows to help maintain more comfortable temperatures in summer.
