This spacious one-bedroom Assisted Living apartment is situated on the second floor within the heart of Richmond Villages Letcombe Regis, enjoying an enviable west-facing position with beautiful views across the lake and towards the Ridgeway. Ideally located close to the Village Centre and its excellent facilities, this apartment combines comfort, convenience and a vibrant community lifestyle. The private balcony provides the perfect setting for relaxing in the afternoon sunshine or enjoying spectacular evening sunsets.

Entrance Hall
A welcoming entrance hall provides access to the living room, bedroom and shower room. A useful storage cupboard offers practical space for coats, household items and everyday belongings.

Within a stone's throw from the village, you'll find a nature reserve, village pub, the beautiful Ridgeway and the picturesque market town of Wantage which enjoys a thriving atmosphere thanks to a good range of local amenities, including many shops, pubs and restaurants plus a twice weekly market. Annual events for the town and surrounding area include a music festival, summer arts festival and literary festival.

You can also visit historic Ashdown House, Blenheim Palace, and Buscot Park. Situated just 2 miles from Wantage and only 20 miles from the beautiful University City of Oxford, Richmond Villages Letcombe Regis is easily accessible from the M4 motorway.

Fees
A key benefit to living at Richmond Villages is the level of care, support and services that are available to make life more comfortable and enjoyable. A Service Charge of £858.82/month covers the general upkeep of the village facilities, building insurance and maintenance, management and registration of staff, and social wellbeing activities and events. This is reviewed annually on 1st January.

A separate charge for Ground Rent of £250 is payable annually on resale properties. Future Ground Rent payments will be capped at £250.

Purchasers of Assisted Living apartments also pay for a Lifestyle Package or a Lifestyle Flex Package. These cover utility costs and (with differences between the two packages) meals, housekeeping and laundry services. Lifestyle Packages are available from £2,394.23 per month based on single occupancy. This is reviewed annually on 1st April.

A Transfer Fee of 6% of the sale price applies on resales in year one, 8% in year two, and 10% thereafter.
