Description

SELLERS INSIGHT
We moved into 3 Shuteleigh in June 2010. From the very beginning it was obvious that this was a street with a real community. Over the years we have enjoyed street parties, driveway drinks and COVID quizzes, gifts of eggs left on doorsteps and birthday celebrations.

We have absolutely loved living here and we have enjoyed working in both the house and garden to make this individual 1930s house into a warm and welcoming home. Whilst it is now time for us to move on, we know that whoever moves in will find this a very special place to call home.

STEP INSIDE
3 Shuteleigh combines the character and proportions associated with a 1930s home with a series of thoughtful improvements and enhancements, creating stylish and versatile accommodation ideally suited to modern living. Throughout the property, the rooms enjoy an abundance of natural light, while oak flooring across much of the ground floor adds warmth and continuity.

The modern kitchen has been replaced by the current owners and is fitted with a stylish range of units, granite work surfaces and integrated appliances. An adjoining utility room provides practical additional storage, side access to the garden and a conveniently positioned cloakroom.
A choice of four versatile reception rooms further enhances the appeal. The family room, positioned directly off the kitchen, is ideal as a playroom or informal living space and enjoys views across the beautifully landscaped gardens. The dining room features triple patio doors opening directly onto the sun terrace, while the separate sitting room provides an attractive and relaxing space overlooking the garden. At the front of the house, the snug or study offers further flexibility and could also provide occasional bedroom accommodation if required.

On the first floor, the generous principal bedroom enjoys views towards the Blackdown Hills and benefits from an en-suite shower room with underfloor heating. Three further well-proportioned bedrooms and a spacious family bathroom, complete with a separate shower enclosure, complement the accommodation.

STEP OUTSIDE
Driveways positioned to either side of the house provide ample parking, together with access to a generous single garage offering sufficient space for a workbench.

The gardens to both the front and rear have been beautifully maintained, with the owners’ passion for gardening evident throughout. To the rear, the enclosed gardens enjoy a wonderful southerly aspect and have been carefully designed to provide colour and interest throughout the year.

A raised sun terrace adjoins the rear of the property, with its elevated position enjoying glimpses towards the Blackdown Hills. This beautifully sunny setting is made even more enjoyable by a remote-controlled sun awning. A summerhouse and a separate covered seating area are positioned within two corners of the garden, providing inviting places to sit and relax in either the sun or shade.

A pathway meanders through established borders planted with grasses, roses and acers, leading past an ornamental pond with a water feature. Behind the garage is a generous greenhouse, together with a variety of fruit trees and bushes. Beyond the main rear garden is an additional area, enclosed by a retaining stone wall and currently used for storage.
From our office in Wellington proceed along South Street past Wellington School. At the mini roundabout go straight on and take a turning on the left to Shuteleigh.
