Classic cottage front elevation, which belies the depth of the cottage. A front entrance porch with pitched roof gives access into the Entrance Hall: Each room has traditional light oak doors and there is a turned staircase (some restricted head height here, 1.84m, but only in one small area). Storage is available in the cupboard under the stairs and the airing cupboard. The Sitting Room is large, being the whole depth of the cottage with a triple aspect making it a lovely light room with very good ceiling height. There is an open fireplace with brick surround and oak bressumer above. To one side is a range of built-in bookshelves and space for the television. The original Dining Room has been extended forming a lovely seating area of the room. This overlooks and opens out to the garden. The Kitchen is modern and well fitted with a good range of wooden fronted shaker-style units with plenty of work surfaces and built in, double combination eye level ovens. Induction hob, space for a fridge/freezer, dishwasher and room for a central table. A door leads through to a Lobby housing the oil fired boiler, an external door and door into a Shower Room fitted with a modern, double walk-in shower, wash basin, w.c and heated towel rail.
ON THE FIRST FLOOR: A spacious and pretty split level landing with balustrades around the staircase. There are four bedrooms, all of which can fit king size beds and each has a double aspect enjoying the rural views to the rear or the garden surrounding the cottage. The Bathroom comprises a modern suite with a bath, separate power shower, wash basin set into a vanity unit with drawers below, heated towel rail and sky light.
OUTSIDE: The garden is just under half an acre and is nature's adventure playground with areas of woodland, some undulating lawn and level social entertaining areas with a SUMMER HOUSE, all enclosed by mature hedges with some lovely specimen trees, including Walnut, Maple and Magnolia. A brick and flintstone wall has been built to enclose the area of garden adjacent to the cottage which has a patio abutting the house on two sides. There are flood lights and external electric sockets. DETACHED HOME OFFICE and STORES. Solidly built of brick and fully insulated with a slate pitched roof. The office two windows overlooking the garden and a wash room. To the rear are the store rooms, one being shelved and the other designed to hold logs. LARGE DETACHED GARAGE/WORKSHOP: This substantial brick and oak timber garage has a catslide roof on one side over a workshop area, leaving the bulk of the garage free for cars. Full electrics and power connected. The driveway, which provides parking for three cars is by the garage and a double five bar gate is at the entrance. A pretty, winding brick pathway with timer lighting leads to the front door. There is a separate pathway from the lane, with a gateway through the hedge, to the front door.
SERVICES: Oil fired central heating. Mains drainage. Mains water and electricity. Tax Band D and EPC C. Double glazing installed in 2020. Garden Office and Store built about 10 years ago.
Cowbeech is a small rural hamlet with a popular village pub and an agricultural garage. In an area of outstanding natural beauty, it benefits from many public footpaths. There is a local fishing lake and the village of Rushlake Green is 2.7 miles distance with a very good local shop and pub. The two villages are linked together and have many social events throughout the year, with clubs and societies for those who wish to join. There are two larger towns, Hailsham (4 miles) and Heathfield (5.5 miles). Both of these have a good range of supermarkets and shops, schools and medical amenities. Polegate Station with a service to Victoria is 8 miles distant and Stonegate Station with a service to Charing Cross/London Bridge is 11 miles distant. There is a school bus for Heathfield Community College which runs through the village.
Directions: From the centre of the village where the pub is, proceed towards Stunts Green passing a Curtis and Shaw garage on your right. The house is then on the right and the driveway is to the left of the property.
