Description

*NO ONWARD CHAIN* This stunning, contemporary one-bedroom apartment has always been my favourite at Brunel House. No. 4 just has that extra bit of panache and individuality that so many apartments lack. With its tall ceilings, fabulous mezzanine bedroom, wonderfully open layout and tucked-away position on a little-known road in the very heart of Great Malvern, it feels rather special.

Brunel House was imaginatively converted from former local planning offices into just 14 individual apartments in 2019. No. 4 sits on the ground floor with its own private entrance and offers a light-filled, open-plan interior that feels both spacious and surprisingly versatile.

Double glazed entrance doors allow the light to flood in, with fitted blinds providing privacy when required. Step inside and there is a generous hallway with a useful built-in cupboard - perfect for coats, boots and even wet dogs until they have dried off!

The main living space is undoubtedly the star. Tall ceilings give the apartment a real sense of volume, while the mezzanine level above creates a striking architectural feature. The contemporary bespoke kitchen is fitted with NEFF appliances and has been cleverly extended by the current owner to provide additional worktop and storage space. There is still plenty of room should you fancy adding an island.

The open-plan sitting and dining area is generous, with a separate snug/TV area currently used as a home office. This is a really useful and adaptable space and, subject to any necessary consents, could potentially be enclosed to create a second bedroom if required.

Above, the glass-fronted mezzanine provides a wonderfully quirky double bedroom, tucked away yet still benefiting from the height and openness of the apartment below. Alongside it is an exceptionally generous walk-in wardrobe, providing far more storage than you might expect from a one-bedroom apartment and there are two velux windows with fitted blinds.

There is also a smart, fully tiled shower room, chrome switches and sockets, super fast broadband and a fabulous feature wall mural which add to the sense that this is anything but an ordinary flat. It is modern, warm, stylish and just a little bit different.

Outside, No. 4 has one allocated parking space within the private gated car park - a real bonus this close to the centre of town.

And then there is the location. Brunel House sits on a quiet, short one-way street, yet Great Malvern is quite literally on your doorstep. Waitrose and Malvern Theatre are a three-minute walk away, with the town's independent shops, cafés, restaurants and amenities all within an easy stroll. For me, that combination of peace, parking and being able to walk almost everywhere is a huge part of the appeal.

No. 4 would make a wonderfully comfortable permanent home, an easy lock-up-and-leave or, subject to any necessary permissions, an appealing holiday let or Airbnb.

LEASEHOLD INFORMATION

The apartment has approximately 143 years remaining on the lease. Ground rent is £180.00 per annum and the current service charge is £1,264.36 per annum (approximately £105.36 per month). This contributes towards the sinking fund, building insurance and the maintenance of the exterior and communal areas, including gutter clearance, grounds and car park.

LOCATION

Portland Road is a little used, quiet, short one way road in the heart of Great Malvern. The location of 4 Brunel House is just perfect and the centre of town is within such easy reach, just a 2 minute walk to Waitrose or the Theatre. This small road is not a cut through and is remarkably tranquil. Do have a walk by the property to see just what I mean.

Malvern is a safe and beautiful town with an abundance of quintessentially British charm, steeped in culture. A designated area of Outstanding Natural Beauty with the spectacular Malvern Hills providing a glorious back drop, you will find this so much more than just a place to put down roots.

It is an eclectic town, very much into the arts and attracts creative people from all over the world who thankfully choose to settle and live in this spectacular, idyllic location. Once here people tend not to move on the whole so property, particularly in Great Malvern is highly sought after.

Here you will find independent boutiques, outstanding restaurants, pubs, cafes, a range of supermarkets including Waitrose and the renowned Malvern Theatre. Priory Park and Malvern College are less than 5 minutes walk away from the apartment. A favourite of mine is Faun - excellent for brunch and the best cinnamon buns made daily but so many cafes are good so go ahead and explore.

The Malvern Theatre is a real pull, located in the Winter Gardens complex in the town centre of Great Malvern and has been a provincial centre for the arts since 1885. It is a model of artistic and architectural excellence and boasts a diverse programme and great selection of events throughout the year. There are many parks to enjoy.

For those who love walking and cycling the magnificent Malvern Hills are literally on your doorstep and I defy anyone not to feel uplifted after walking on the hills with your dog or family. Always breathtaking and invigorating!

Some of the finest independent, state primary and secondary schools are located in Malvern including Malvern College, Malvern St. James, The Elms, The Downs, Wyche Primary and The Chase High School nearby.

The ever popular Three Counties Showground offers a variety of events throughout the year including festivals, food, gardening, agricultural, entertainment and so much more..

Malvern has excellent links by road and rail: Great Malvern and Malvern Link train stations are only a few minutes away with direct links to Worcester (10 minutes), Birmingham (1 hour) and London Paddington (2 hours 15 mins) with Junction 7 of the M5 a short drive away. Gloucester, Cheltenham, Stratford-Upon-Avon, Broadway, Bristol, Cardiff and Birmingham all readily accessible.
