Description

A unique opportunity to build a live/work dwelling on a previously developed site of approximately 1 acre

Description

A unique opportunity to build a live/work dwelling on a previously developed site of approximately 1 acre. The site lies within attractive countryside, backing onto the river Brett. The planning permission includes an Occupancy Condition requiring the owner of the property to be limited to a person solely or mainly employed by the equine business or any other business as may be approved that is operating at the site, or a widow or widower or surviving civil partner of such a person and any resident dependants. Ref: DC/25/01473

The plans that have been passed are for a four-bedroom detached dwelling including three bathrooms (two en-suites), with an open plan kitchen/dining room to first flooring leading onto a balcony, with a further reception to ground floor opening out onto the rear garden. The current plans do have
an office/ commercial use to some rooms downstairs and this should also be considered.

A private entrance to the front of the property with planning permission for a range of outbuildings with the private rear garden leading down to the River Brett. Sitting on a country lane the property will occupy a rural setting surrounded by rich countryside views on the outskirts of the thriving village community of Preston St Mary with the historic village of Lavenham beyond.

The Site
The site was previously used as a yard for a neighbouring riding school and a number of buildings have been demolished. There have been new structures partially built in accordance with previous planning permissions, but never finished.

Planning History
The development site forms part of a wider planning permission granted for the ‘Erection of 3 no. stable buildings, 2 no. storage buildings and Manager's Accommodation/Office building (including demolition of existing buildings).’ Issued under planning reference DC/25/01473 on the 29th May 2025.

Subsequent to the issue of parent planning permission, an application was submitted to vary the occupancy condition. This application was approved on the 16th September 2025 under reference DC/25/03243.

The Occupancy Restriction
The occupation of the residential accommodation hereby approved by this permission shall be limited to a person solely or mainly employed by the equine business or any other business as may be approved that is operating at the site, or a widow or widower or surviving civil partner of such a person and any resident dependants.

The Vendor is therefore of the opinion that anyone self-employed or operating a business from the site should meet the criteria.

Location

Swift Riding plot is located on the edge of Kettlebaston, a small picturesque village. Lavenham provides a range of shops and amenities to include schooling and public houses. Further facilities are available in the nearby town of Sudbury and Hadleigh to the South and Stowmarket to the North. The larger town of Ipswich to the East is around 16 miles and has a mainline rail service to London Liverpool Street taking around 90 minutes, and in the opposite direction there is the ever popular Bury St Edmunds, with excellent schooling. The popular coastal towns of Southwold and Aldeburgh lie some 40 miles away to the East.
