Description

Big, bright and beautiful one bedroom Victorian conversion flat on a quiet residential tree-lined street near Hilly Fields (walk five minutes), delivered over the entire second/top floor of an attractive and semi-detached Brockley Conservation Area villa.

A communal front garden and a well-established, sizeable rear garden section of 10 by 7.5 metres (shared with just one other flat owner-occupier) and side-access seal the deal.

Parking is unrestricted on the street, and you are equidistant (just a nine minute walk) from two stations: St John’s and Brockley, both are Fare Zone 2. You are also a short walk from Brockley Market which takes place every Saturday (10am to 2pm).

At 60 square metres, and with impressive scale, your new apartment is the size of a two bedroom one. You will enjoy a notably strong layout, with all rooms accessed independently off your generous hallway. And welcome features include verdant vistas (from all of your outlooks), double-glazed custom-made sash windows, a sensitively restored original oak staircase, and a traditional fireplace in your reception room. Further, wooden floors grace your main rooms, and all interior doors are part-glazed, allowing light to freely flow.

Your communal hallway has been recently and tastefully repainted (the flat itself has had recent decoration, as well). Take the stairs to the first floor for your own front door. Take your own stairs up here, nodding at the sash window to garden views on the way up.

Your hall/landing area is roomy enough for a work from home/hobby space, or even a piano!

To the front of the house you have the large reception room of 14 feet by nearly 13 feet, and an immaculate independent kitchen next door. This is kitted out with smart white fitted kitchen units paired with stainless steel counters. Views are delightful, to mature leafy trees.

Your double bedroom (of 13 feet by 10 feet) rests at the rear of the building, with calming views over the property’s gardens plus the neighbouring ones to all sides. Admire the (fruiting) fruit trees. There are culinary herbs at hand in your shared section, too.

The bathroom completes the property tour. This has a neat modern white suite and fittings, and natural light comes through from a high-set internal window.

This is such a pretty and well-connected spot. You have a Brockley postcode (SE4) but you are close to SE8, 13, 14 and 15: you can enjoy all of these with ease therefore.

All commutes are easy. Brockley has regular rail (London Bridge/London Victoria) and Windrush line services (to Canada Water etc.). Impressively, it is a 10 minute journey-time to Cannon Street from St John’s Station. Handy bus routes include the no. 436 (Battersea), the BL1 (whizz to Waterloo) and the no. 21 to London Bridge.

The Talbot pub is a popular and well-run local (their steaks, roasts and tacos particularly impress). Middleton coffee shop is a top tip for coffee, as is Pistachio cafe within Hilly Fields. Brockley has strong independent restaurants such as Mauby, Ellary’s, Good as Gold (their dinner service on Thursdays and Fridays) and Cantinera. For drinkie meets, check out Brickfields, Joyce, Brockley Brewery and waterintobeer.

Ladywell has some worthy of mention places like Oscar’s (cafe), Wilson’s (restaurant), Mamma Dough (pizzeria) and The Larder (deli).

Green space? We have mentioned Hilly Fields. The views here are so good! We love the annual fete and the permanent stone circle as well. You are also close to Ladywell Fields. Of the weekend, Greenwich Park and historic buildings are easily strollable (30-35 minutes).
