Description

About 22.55 acres of arable and pasture land adjoining Ide village. For sale by informal tender. Tender deadline 2nd September 2026 at 12 noon. Additional land lots also available

Description

The land extends to 22.55 acres and comprises two fields of pasture and a single arable enclosure. The arable land is characterised as gently sloping and extends to about 13.07 acres. The pasture has a mixed relief with a seasonal stream which flows through the lower part. The land is suitable for grazing livestock and horses, as well as amenity, conservation and habitat opportunities. Between the fields of arable and pasture is an area of made up ground over which the access track passes. There are mature trees surrounding the track. The land abuts residential development to the west and north. The land is identified as Grade 3 and the soils are characterised as freely draining slightly acid loamy. Most recently the arable land has been under an arable crop rotation but has remained fallow for 2026.

Location

The land lies on the edge of Ide, a sought-after village situated approximately 2.4 miles south-west of Exe Bridges in Exeter and immediately south of the A30, which provides quick access to the M5 motorway and the wider Devon road network. Land in the surrounding area is popular for agricultural, equestrian, amenity and investment opportunities. Ide is a well-regarded village with a strong community, benefitting from a parish church, village hall, public house and primary school. Exeter provides an extensive range of services, amenities and commercial outlets including major supermarkets, retail parks, schools, leisure facilities, Exeter St David’s and Exeter Central railway stations and Exeter Airport.
