Description

“High vaulted ceilings and oriel windows lend a sense of volume and openness”

This development of four immaculate three-bedroom 'Modo' houses forms part of a contemporary development in Springfield Gardens, Liverpool. Each is finished to a high specification and has been designed for easy open-plan living, with clean lines and considered approach to energy efficiency. All open to wonderful private gardens, while the brilliance of Liverpool city centre can be reached easily via Broad Green station, a four-minute drive away.

Please refer to the attached floorplans for each home's layout. The images in this listing depict plot 17.

The Tour

Entry to this section of the development is from Step Places, approached via a private lane. Rising across two levels, each façade cuts a striking figure, defined by black zinc cladding and distinctive oriel windows. There is an outdoor parking space beneath the cantilevered portion of the building.

At the front, a glazed entrance door reveals an airy, open-plan reception room with the dining and lounging areas at the front. Forming the heart of each home, the space is finished with soft tones on the walls and hardwood flooring in a herringbone pattern underfoot. Here and throughout, large glazing and electrically operated rooflights maximise natural light. There is an understairs cupboard with space for storing jackets and shoes.

To the back of the plan is an impressive kitchen with bespoke units in charcoal tones topped with quartz work surfaces. A built-in pantry offers abundant space for storage. Integrated appliances include an induction hob, a double oven and dishwasher by AEG. A back door provides access to the garden. Also on this floor is a separate WC room.

A feature timber staircase ascends to a bright landing. Across the first floor, double-height vaulted ceilings and skylights lend an enormous sense of volume and openness. Soft carpets in a light earth tone extend underfoot and continue to three spacious bedrooms, one of which currently serves as a tranquil home office.

In two of the bedrooms, distinctive oriel windows draw in an abundance of light. The principal bedroom has an ensuite with a walk-in shower and a Crittall-style screen.

This floor is also served by a tile-clad shared bathroom, well-appointed with a shower over bathtub, mirrored storage and a heated towel rail.

Outdoor Space

A generous east-facing garden extends at the rear of each house and can be accessed from the kitchen. Predominantly laid to lawn, it is delineated by wood screens and a brick wall, ensuring privacy and quiet. It has direct access to a dedicated parking space with an EV charging point.

The Area

Springfield Gardens is ideally positioned within easy access to a wide selection of amenities and green open spaces. For everyday necessities, the local supermarket is a three-minute walk away; there are also nurseries, schools and two hospitals within easy walking distance.

Liverpool city centre can be reached in around 20 minutes by car, under an hour by public transport or 30 minutes by bike. A lively cultural hub, the recently redeveloped Royal Albert Dock waterfront is perfect for a weekend stroll and home to an excellent selection of galleries, restaurants and cafes. Local favourites include Queens Wine Bar & Bistro, Rudy’s pizza, The Italian Club, and Maray, named after the right-bank Parisian neighbourhood, serving Middle Eastern-inspired recipes alongside a wonderful selection of wines and cocktails.

There is an excellent choice of schools near the house. Runnymede St Edward’s Catholic Primary is well regarded by local families, as is Knotty Ash Primary School. For secondary education, Broughton Hall Catholic High School and St Edward’s College are a short distance away.

Broad Green train station (four minutes away by car) offers direct 13-minute services to the city centre. Liverpool Lime Street station provides direct Avanti West Coast trains to London Euston with journeys of a little over two hours. The area is well served by several bus routes. For domestic and international travel, John Lennon Airport is a 20-minute drive away.

Industry affiliations:

The Modern House is an estate agency that helps people live in more thoughtful and beautiful ways. We have been successfully selling Britain's finest modern architecture since 2005, representing design-led homes throughout the UK from our offices in central London.

The Modern House meets the growing demand for exceptional living spaces of all kinds, including flats, lofts, conversions, architects' own homes, new builds and period houses. Our name is inspired by FRS Yorke's celebrated book 'The Modern House' (1934), which introduced modernist architecture to a British audience.
