DESCRIPTION

Set in an elevated position on the eastern side of the city is this deceptively spacious semi-detached home with terraced gardens, off road parking and backing on to open countryside.  The property benefits from marvellous views over Wells and comprises; three bedrooms, two reception rooms, cloakroom, utility cupboard and family shower room.

Upon entering is a wide and welcoming hallway with wood effect laminate floor, two slim cupboards, stairs to the first floor, understairs cupboard and a large alcove - ideal for storage. To the front of the house is the sitting room which features a large picture window, looking out over green space, then over the city to the Somerset Levels beyond.  The sitting room offers space for comfortable seating and has a marble fireplace with an inset gas fire as the focal point.  A glazed door leads through to the dining room with wood effect laminate floor, a window looking out to the rear garden and space for a dining table to seat six to eight people comfortably. The kitchen, which can also be accessed from the hall, is partially open to the dining room and has a range of cream coloured cabinets, window looking out to the rear garden, sink, integrated oven and hob along with space for a full height fridge freezer. To one side a door opens to a rear lobby with utility cupboard, cloakroom with WC, and a door opening to the rear garden.

To the first floor is a spacious galleried landing with loft hatch, airing cupboard and access to the three  bedrooms and shower room.  The airing cupboard houses the combi-boiler and has space for storage.  The principal bedroom is a generously proportioned double with built-in cupboard along with two windows looking out over the rear garden and open countryside beyond. The second bedroom, still a good sized double has two built-in cupboards and a front aspect with views over Wells and Somerset Levels in the distance. In the winter months there is also a view of Wells Cathedral. The third bedroom is a good size single with three windows, again offering marvellous views, and having a useful built-in over stairs cupboard. The shower room comprises a hidden cistern WC, vanity wash basin, modern towel radiator and tiled shower enclosure with electric shower.

OUTSIDE

To the front is a shared parking area and a path with steps leading up to the front door. To one side of the house is a gravelled area with mature shrubs and a pedestrian gate leading to the rear garden.

The terraced rear garden is a good size and backs on to open fields, with countryside walks on the doorstep.  From the utility room steps lead up to a paved patio with space for outdoor furniture and entertaining.  Beside the steps are two gravelled terraces with space for pots. Beyond the patio the garden is mainly laid to lawn with paths and borders of mature planting including Buddleia, Sedum and Hydrangeas. To one side is a vegetable patch - ideal for the keen gardener. In one corner is a wooden shed offering useful garden storage and to the other side a gate opens to the adjacent field - giving  access to the nearby footpaths.
