What We Say at The Zoe Napier Group

Discreetly positioned just moments from the highly desirable village of Ramsden Bellhouse, this exceptional entry-level equestrian residence offers the perfect balance of luxury, practicality and rural charm. Beautifully refurbished throughout to an exacting standard, the home seamlessly combines elegant contemporary living with modern convenience. Outside, the secluded grounds are equally impressive, featuring separate access to a well-appointed stable yard, an excellent range of stabling and a private paddock—ideal for the aspiring equestrian. Despite its peaceful setting, the property is within easy reach of the local railway station, providing direct services to London Liverpool Street in just over 30 minutes, making it an outstanding choice for commuters seeking a country lifestyle without compromise.

What the Owners Say

When we purchased the property in 2009, it was almost unrecognisable from the home you see today. Restoring, refurbishing and extending it has been a labour of love—an incredibly rewarding journey that has transformed it into the wonderful family home it is now. Our children have embraced the equestrian lifestyle we've created here, spending countless hours hacking through the surrounding countryside and making the most of everything this special setting has to offer. It has been a fantastic place to raise a family, filled with happy memories, but the time has come for us to begin a new chapter. We leave with heavy hearts and hope the next owners will enjoy this home and the lifestyle it offers just as much as we have.

History & Background

Believed to have been constructed in the 1970s, with later additions and enhancements, this deceptively spacious home offers exceptionally versatile family accommodation. The impressive open-plan reception areas flow seamlessly into a breathtaking, high-specification kitchen/breakfast room, creating an outstanding space for both everyday living and entertaining. The principal bedroom benefits from a recently refitted en suite, while the four remaining double bedrooms are well served by a stylish family bathroom.

Externally, the property is approached via two separate driveways, providing extensive off-street parking for numerous vehicles, in addition to a detached double garage. The excellent equestrian facilities comprise seven stables, a tack room and an adjoining paddock, making the property ideally suited to those with equestrian interests. In all, the west-facing grounds extend to approximately 1.14 acres (STLS) and enjoy a delightful backdrop of open countryside.

Setting & Location

The residence occupies a peaceful position at the end of a quiet cul-de-sac on Highcliffe Drive, enjoying a tranquil setting with minimal passing traffic and surrounded by open countryside. Situated in Ramsden Heath, it lies just moments from the highly regarded village of Ramsden Bellhouse—one of Essex's most desirable residential locations, renowned for its leafy lanes, generous plots and enduring rural charm. Popular with buyers seeking a semi-rural lifestyle without sacrificing convenience, the area offers the perfect balance of country living and excellent connectivity.

A charming village shop is within a short walk, catering for everyday essentials, while the surrounding countryside provides miles of scenic footpaths and bridleways, ideal for walking, cycling and horse riding. The nearby towns of Billericay and Wickford offer an extensive range of shopping, leisure and educational facilities, with a primary school in Ramsden Heath and a choice of well-regarded secondary schools in both towns.

The area is particularly well suited to equestrian enthusiasts, with an extensive network of bridleways connecting Ramsden Heath and Ramsden Bellhouse to neighbouring villages, including the ever-popular village of Stock. Despite its idyllic rural setting, Ramsden Bellhouse railway station is within easy reach, providing regular services to London Liverpool Street in just over 30 minutes, making the location equally attractive to commuters.

Accommodation

The welcoming entrance porch opens into the heart of the home, where the beautifully appointed reception areas immediately set the tone. Positioned to the front of the property, the spacious sitting room is a wonderfully light dual-aspect space, enhanced by a feature bay window and an attractive floor to ceiling brick fireplace incorporating a cast iron wood-burning stove, creating a cosy focal point for relaxing during the colder months.

Undoubtedly the heart of the home is the spectacular open-plan kitchen, breakfast and dining room. Recently refitted to an exceptional standard, it features an extensive range of bespoke high-specification base and wall units complemented by granite work surfaces and a comprehensive selection of integrated appliances. A striking central island provides both a practical workspace and an informal gathering point, while full-width bi-fold doors flood the room with natural light and open seamlessly onto the sun terrace, creating the perfect setting for indoor-outdoor living and al fresco entertaining.

A generous central hallway provides access to the bedroom accommodation. The principal suite is an impressive double bedroom featuring an attractive bay window overlooking the front aspect and a luxuriously appointed, recently refitted en suite shower room. Four further well-proportioned double bedrooms offer excellent flexibility for family living, guests or home working, and are served by a beautifully finished, high-specification family bathroom.

Grounds

As you approached the property you are greeted via impressive wrought iron gates that provides access to an expansive shingle driveway that offers off street parking for several vehicles and leads to a double detached garage with up and over door, power and light connected, whilst there is a separate access to the stable yard with a further set of electric wrought iron gates. Gated side access leads to the rear grounds, that are mostly laid to lawn with an array of mature flower and shrub borders, expansive sun terrace that is the perfect sanctuary to entertain friends and fiends during the summer months that culminate with having a glass of wine whist watching the sun set over the surrounding countryside.

Equestrian Facilities

The west-facing grounds extend to approximately 1.14 acres (STLS) and are currently divided into two distinct areas comprising a generous garden and recreational space together with a well-fenced paddock. Should a purchaser wish, the existing boundary fencing could easily be repositioned to create a substantially larger grazing area, offering even greater flexibility for equestrian use.

The stable yard is particularly impressive, featuring four 12 x 12 stables, three pony stables and one 12 x 16 stable they could be utilised as a pony stable or hay barn, providing excellent facilities for those with equestrian interests.
