Description

The Principal Residence

The principal house has evolved into a wonderfully balanced family home, combining the warmth and character expected of a country residence with the practicality demanded by modern living.

At its heart lies an impressive open-plan kitchen and garden room, flooded with natural light and enjoying delightful views across the gardens. This generous space naturally becomes the centre of family life, equally suited to entertaining on a large scale or relaxed everyday living.

Two separate reception rooms provide distinct yet complementary living spaces. One offers a refined sitting room centred around an elegant electric fire, whilst the second enjoys the welcoming atmosphere of a traditional log-burning stove, creating a wonderful retreat throughout the seasons.
A separate utility room provides valuable practicality for a home of this nature.

The first floor offers four generous double bedrooms, two benefiting from en-suite facilities, alongside a beautifully appointed family bathroom complete with a sunken bath and separate shower.

The Coach House

A defining feature of the estate is the magnificent Coach House, believed to date back more than two centuries.

Beautifully combining period architecture with spacious modern accommodation, it offers five double bedrooms, two en-suite bathrooms, generous reception rooms and an impressive kitchen/dining room, creating a substantial home in its own right.
Importantly, The Coach House represents far more than simply additional accommodation.

It has become a highly regarded and well-established holiday let, generating an ongoing income through an established client base and excellent guest reviews. For purchasers seeking a property capable of supporting itself financially, or providing a meaningful supplementary income, this represents an exceptional opportunity. Rather than purchasing a property with speculative potential, buyers inherit an accommodation business with a proven track record, allowing them to continue operating from day one should they wish. Equally, its independence from the principal residence makes it ideal for extended family, guest accommodation or private occupation. This property has grade II listed status.

Gardener's Cottage

Originally dating from 1851, Gardener's Cottage has been thoughtfully extended whilst retaining its immense character.
Its welcoming kitchen and dining room flow naturally into a charming sitting room where a large picture window perfectly frames the surrounding countryside.

Offering two generous double bedrooms, including a ground-floor en-suite guest bedroom, the cottage provides comfortable independent accommodation ideally suited to family, guests or further income generation.

Gardener's Lodge

Further enhancing the estate's flexibility is Gardener's Lodge, providing three-bedroom accommodation with its own kitchen, living room and shower room.

Together with the additional static residence currently occupied under a monthly arrangement, the estate offers multiple independent dwellings capable of adapting to a wide variety of personal or commercial requirements.

Equestrian & Lifestyle Facilities

For equestrian buyers, Huntsman Lodge offers a level of infrastructure that is becoming increasingly difficult to acquire, particularly when combined with the quality and scale of accommodation on offer.

At the heart of the equestrian facilities is a full-size all-weather manège, providing a dedicated schooling arena that allows horses to be exercised and trained throughout the year, regardless of weather conditions. Whether preparing competition horses, maintaining fitness through the winter months or simply enjoying daily riding from home, the arena represents a significant asset that elevates the estate far beyond the typical country property.
Complementing the manège is an extensive range of traditional brick-built stables, loose boxes, tack rooms, stores, workshops and substantial barns, arranged around a practical courtyard that has evolved to support the day-to-day operation of a working equestrian property.

The surrounding circa 8.3 acres provide grazing paddocks and turnout, creating an exceptionally well-balanced environment for horse owners whilst retaining the beauty and tranquillity expected from a private country estate.
Beyond its equestrian appeal, the estate offers an exceptional lifestyle opportunity. The combination of beautifully maintained gardens, multiple independent residences, established income streams and extensive ancillary buildings creates a property capable of adapting to almost any stage of family life.

Whether accommodating several generations, running a successful hospitality business, pursuing equestrian interests or simply enjoying an extraordinary rural lifestyle, Huntsman Lodge offers a level of versatility seldom encountered.

Gardens & Grounds

The estate enjoys beautifully established gardens that sit comfortably alongside the more practical equestrian areas.
Expanses of lawn, mature specimen trees, attractive terraces and uninterrupted countryside views create a peaceful environment in which to relax, whilst the outdoor entertaining spaces, complete with hot tub and sauna, provide the perfect setting for enjoying long summer evenings with family and friends.

The balance between formal gardens, productive equestrian land and traditional farm buildings has been carefully established over many years, creating a property that feels both elegant and effortlessly functional.

Location

Llanyblodwel occupies a picturesque position on the edge of the spectacular Tanat Valley, an area celebrated for its outstanding natural beauty, riding country and wealth of outdoor pursuits.

The nearby market town of Oswestry provides an excellent range of independent shops, supermarkets, cafés, restaurants, highly regarded schools and everyday amenities, whilst the A5 offers convenient links towards Shrewsbury, Chester, Wrexham and the national motorway network.
The surrounding countryside offers outstanding hacking, walking and cycling, making the area particularly sought after by those seeking a genuine rural lifestyle without sacrificing accessibility.

Independent Schools

The area is also well placed for access to several respected independent schools, making Huntsman Lodge particularly attractive for families relocating into Shropshire or the Welsh Borders. Options include Oswestry School, Ellesmere College, Moreton Hall, Shrewsbury School and Shrewsbury High School, all of which are within practical travelling distance.

This combination of rural privacy, extensive family accommodation and access to well-regarded schooling adds further appeal for buyers seeking a long-term country home without compromising on education.

Note From The Owners:

"The property was all part of the nearby Glan-Yr-Afon Hall estate. Huntsman‘s Lodge was originally a single story laundry house which later had a second story added creating accommodation for the head Huntsman. Over the years many changes have taken place first linking the gardener’s Bothy which had a sympathetically added two story extension creating The Gardeners Cottage in 2008.
In 2011 Huntsman‘s Lodge subsequently had a further two story extension to the right hand side Creating a much improved and appropriate property for the estate as a whole.

The Coach House was the stable block for the coach horses and the coach storage that was of course the mode of transport in its day for The Gentry!
The other stables, were for the estate Hunt horses.

In the millennium year part of the stable block was converted into a five bedroom holiday home inevitably called The Coach House! It has become a most popular venue for family and group celebrations and gatherings and it has become a rarity for a weekend to be free!! However recently, planning consent has been approved for The Coach House to be of full residential use should this be preferred!
Of the huge amount of outbuildings one part consists of the hunt kennels where the hounds were housed in two large stables. The barn which was built using lengths of steel rails from the disused Tanat Valley Railway and the solid wood stables leading out to the manèges and paddocks. In the yard area there is the lorry shed made from locally sourced larch."
