Good place but not sure on the future
The development offers plenty of indoor and outdoor space and includes excellent amenities. However, the introduction of new rules and additional restrictions seems unnecessary, especially when everything had been working well previously. These changes appear to make life more difficult for both residents and the staff, who are often left to deal with the frustration and backlash resulting from these decisions.
There appear to be new issues surrounding the use of the swimming pool, despite it not having been a problem over the past couple of years.

There are plenty of local shops and cafés nearby, all within walking distance. The train station is also just a short walk away, making the location very convenient.
How has the building management responded to any problems or issues you have raised:
recent changes in management have become a growing concern among residents. Decisions appear to be made without seeking or considering resident feedback, leading to frustration and a declining level of confidence in the management process. Conversations with staff across different areas of the development also suggest that many employees share similar concerns with some expressing uncertainty about the direction of management and the way decisions are being communicated and implemented. This apparent lack of consultation and transparency has contributed to an increasing sense of disconnect between management, staff, and residents, undermining trust and confidence within the community

Small issue is the lack of parking spaces but this is the same for all the buildings in the area.

Great place to live in general, minor setbacks
The flats look great and the amenities are wonderful. Overall function is sporadic with lifts and the bin chute frequently failing. Lifts tend to be rectified fairly quickly but bin chute can be out for days/weeks at a time. Management quite slow to respond to emails, having waited 3 months to sort our tenancy renewal.

Great transport with buses & nearby tube station, shops are fab with multiple cafes nearby. A short walk from a selection of breweries for socialising and night life.
How has the building management responded to any problems or issues you have raised:
Slow responses regarding renewal process - good with maintenance issues and general enquiries.

The flats have zero aircon and spider situation makes it hard to open windows, unless you’re ok with 8 legged friends. Otherwise, invest in a good fan.

Nature reserve balcony view, pool/gym/tennis court a few mins from the Victoria line
Outdoor heated pool, tennis court, gym, communal spaces to chill and function rooms to rent for free. Pretty much everything we could ask for from the place we live in. Building management are very responsive if there are any issues and rectified issues quickly when we had a leak (temporarily moved us into another flat same day). Complimentary WiFi helpful.
Please tell us about the good and bad aspects of living in your local area:
Few minutes from Blackhorse Road tube station. 2 supermarkets on the doorstep. Coffee shops and breweries all within a short walk. No traffic noise into our flat. Don’t think parking is great but public transport links are enough for us.
How has the building management responded to any problems or issues you have raised:
Had a leak in the flat. Response was immediate. Moved into another flat temporarily while work was undertaken. Moved back within a couple of weeks.

Location is even better than it looks and there are more local places opening up every month

Great place to live
Brilliant amenities including a pool, gym, tennis court and private dining rooms. Shared spaces are all kept well. The flats are really nice and I like that it has a balcony. If there are any problems with the flats and maintance comes to the next day.

Easy transport into Central London via the Victoria line which is less than a 5 minute walk from the location. Quiet, peaceful area with a lovely Wetlands to walk around. Downside is there’s no parking.
How has the building management responded to any problems or issues you have raised:
Yes, very quick response to any problems. No issues

Bad part that I didn’t expect was how many spiders you get in the flat because of the wetlands

Room for improvement.
I have lived twice at Blackhorse Mills, once in 2023 and then returned in 2025. I must say that back in 2023 there was a better atmosphere within the building and development.
The complex seems to have gone downhill since I have returned. There seems to be many maintenance issues with the development and the development seems to be dictated by new management, making decisions without consulting with residents and having our opinion. The vibe and feel around this development is currently not very positive.
The roof garden and terraces seem abandoned and the upkeep is not even satisfactory.
The reception staff especially one in particular person (*Name Removed* or something) is one of the most rudest people I have ever come across. He has no customer service skills, he is unpleasant and has a bad attitude. I wouldn’t communicate with him if I had an issue because of his lack of respect and he is not approachable in any aspect.

Blackhorse Road is a vibrant area, there are the Blackhorse breweries close by for evening drinks / weekend drinks and events. Local coffee shops but not great supermarkets - you need to go into Tottenham / Walthamstow for a big supermarket.
Local to the Walthamstow wetlands and Tottenham marshes for walks.
How has the building management responded to any problems or issues you have raised:
Issues are currently being addressed “town hall meeting”
I don’t see anything resolving in the short term in this development.

I have lived here twice so I didn’t have any expectations coming back in 2025.
I hoped that the awful receptionist didn’t work here.
