LOCATION
Silverton is one of the most attractive and popular Devon villages in the heart of mid Devon, located above the Exe Valley, between the University and Cathedral City of Exeter and the town of Tiverton. The village is centered around the market square and contains many attractive period houses and cottages, many of which are thatched and there is an active community with a range of local facilities including two pubs, Spar store with a post office, doctors’ surgery and church dating back to the 14th century.
The surrounding area consists of typical, rolling Devon farmland with many excellent walks to be had around the network of public footpaths, including the National Trust’s Killerton Estate, which enjoys beautiful gardens, cafés and woodland walks.
There is good access to Exeter Airport, the M5 with junction 28 at Cullompton just 6.5 miles away and excellent rail links to London Paddington and Waterloo via Tiverton Parkway mainline train station. Many well- regarded schools can be found in the area, including Exeter School, Exeter College, The Maynard, Blundell’s School and Exeter University, which is recognised as one of the best universities in the country.
THE PROPERTY
Occupying one of Silverton’s most sought-after addresses, The Old Orchard is a wonderfully private family home offering over 2,400 sq. ft of well-proportioned and flexible accommodation arranged over two floors. A long, sweeping driveway, bordered by established trees and shrubs, leads to a generous parking area and creates an immediate sense of seclusion, all while being within the heart of the village.
The entrance porch opens into a welcoming hall, setting the tone for the space beyond. The kitchen/breakfast room forms a natural hub of the house, with a terracotta tiled floor, a wide range of wall, base and drawer units, and a breakfast bar to one side. Overlooking the charming garden, it provides ample room for a breakfast table and is ideally suited to both family life and entertaining. A useful utility room lies adjacent, with access through to the conservatory and out to the garden and terrace.
The triple-aspect sitting room enjoys a pleasant outlook over the front garden and is centred around a feature red-brick fireplace with a woodburning stove. The ground floor is further complemented by a dining room, garden room, office and cloakroom, giving the house excellent versatility.
On the first floor, a spacious landing leads to four bedrooms and a family bathroom. The principal bedroom benefits from its own en suite shower room, while each of the bedrooms enjoys a lovely outlook either across the gardens or over the village towards the neighbouring countryside.
OUTSIDE
Outside is a delight and has clearly been a labour of love with numerous established shrubs, trees and a productive kitchen garden. There is a shaded seating area under a pergola with its own vine, alongside other seating areas around the garden, one of which is a terrace directly outside the conservatory. To the front, there is a large parking area, further mature flower beds and direct access from the garden to the church and village via a “secret gate”. The Old Orchard owns its drive, where a neighbour has right of way over the first part. Numerous rare trees and shrubs flank the drive creating a charming feel upon arrival. Outbuildings include a double garage with storage above.
DIRECTIONS (POSTCODE EX5 4HS)
From the centre of Silverton, head down Newcourt Road and turn left onto Church Road, continue on this road, past the church and follow the road around to the left. The Old Orchard is found shortly after, on the left hand side, up the private drive.
