Offering a rare development opportunity for the development of 7 Live/Work units which would comprise a workshop area to ground floor of 110sqm together with an open plan living space over of 127sqm together with associated off road parking.
Consent for the 4 units was granted on the 26th February 2024, application number PA23/07429 with consent for a further 3 units granted on the 12th November 2024, application number PA24/02679.
The proposed scheme has been prepared in two phases to reflect the way planning consent was granted and copies of all of the associated documents in relation to each application is available on the Cornwall Council Planning Portal using the planning reference numbers to locate the associated documents.
Currently available as a whole, the site could be available to purchase in two separate parcels i.e. 4 and three units subject to negotiation.
Whilst the current consent provides for 7 Live/Work units any eventual purchaser may of course decide to resubmit an alternative application for a reduced density of development of larger scale industrial units.
Located just over 1.5 miles from the village of St. Merryn the site is easily accessible from the main highway being situated alongside an existing small industrial park of other mixed users.
Extracts of the plans have been attached for illustration but as already stated all documents are available from the Cornwall Council Planning Portal using application numbers PA23/07429 and PA24/02679 for the two respective consents.
