Extending to approximately 1.25 acres, the gardens and grounds have been beautifully maintained and have previously been opened for the National Garden Scheme. They include well stocked borders, fine lawns, mature trees and a charming rose covered arch leading to a pond. There is also a productive vegetable garden, a variety of fruit trees and a small paddock, all contributing to the property’s quintessential English country appeal.
Historical Note
Tollsworth Manor is a rare surviving example of an early medieval open-hall house of particularly grand character. Historically one of the moated granges owned by Merton Priory from the 13th century until its dissolution in 1538, the property has evolved over centuries while retaining significant architectural integrity.
The existing structure conceals two medieval ranges: a two-bay solar wing dated (via dendrochronology) to between 1326–1358, and a three bay hall range likely constructed around 1435/36. The historic screens passage remains evident within the layout, alongside later additions including a dairy (circa 1550), extensions in 1604 and 1720 (including the manor hall), and 20th-century alterations in 1935.
Notable features include original smoke-blackened roof timbers, a striking crown post roof in the hall dating to circa 1435, a rare scratch dial dating to approximately 1150, and fine Jacobean panelling and staircase carvings dating from around 1612.
Following the Dissolution of the Monasteries, the property passed to the Crown under Henry VIII and was subsequently occupied by several notable families. In 1902 it was acquired by Lord Hylton, before being sold to the Youth Hostel Association in 1947. In 1983 it was purchased by the current owner, whose meticulous and sensitive restoration over more than four decades has been widely recognised, including by English Heritage and the Domestic Buildings Research Group.
Today, Tollsworth Manor offers a harmonious blend of historic significance and modern living, further enhanced by fast broadband via Starlink, making it well suited to contemporary home working.
