Description
Positioned on the edge of the village is this four-bedroom detached house of 112 sq m, built approximately 1997. The property comprises ground floor lounge, dining room, conservatory, kitchen, utility room and cloakroom. First floor family bathroom and en suite off the main bedroom. Integral garage with a driveway to the front.
The Walkthrough
The driveway is tarmac, with a small tree and planted borders to the front. The house is light brick with arches over the upstairs windows, and the garage sits to the side.
The hall runs through from the front door. Carpeted staircase to the first floor with balustrade and spindles. A cloakroom sits off the hall, with close coupled W.C and wall mounted hand wash basin. Patterned black-and-white floor tiles.
The lounge has a window to the front. White fire surround with hearth and gas fire. Fitted carpet. Radiator. Opening through to the dining room.
The dining room is at the rear, with sliding doors into the conservatory. The conservatory has a glazed roof and a radiator, and looks onto the garden.
The kitchen is at the rear too, alongside the dining room. White units, grey tiled splashbacks, pale worktops and wood-effect flooring, with a window over the sink onto the garden and a breakfast bar. There's a built-in double oven and space for a large fridge freezer. A utility room runs off the kitchen, with a door out to the garden and a second door into the garage.
To the first floor are four bedrooms. The main bedroom has fitted wardrobes with storage built over the bed, and its own en suite with a shower cubicle and a heated towel rail. Bedroom four looks out over trees at the back. The family bathroom has a bath with a shower over it.
Room measurements are shown on the floorplan.
Outside
A paved patio sits directly off the conservatory, with room for a table and chairs. Gravel runs the length of the garden beyond it, edged with shrubs and small trees, with pots throughout. There's a summer house to one side, and steps at the top lead up to a raised timber deck. Fencing encloses the garden on all sides.
To the front there's the driveway, the integral garage and planted borders.
The Village
There's a Co-op on Afton Road, around 8 minutes' walk, with Tafarn Morlais on the B4297 and The Bridge also in the village. Llangennech RFC and its main pitch are close by, and there's a playground on Maes Ty Gwyn itself. Llangennech railway station, on the Heart of Wales line, is around 18 minutes' walk.
